A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Starting Pay:
$17/hour to start on Experience Plus Mileage Reimbursement Pay Raise After 90
Day Probation:
Depending on performance, a pay increase up to $20/hour may be offered

Position Overview:
We are hiring an Inspection Coordinator to handle the on-the-ground inspection, preparation, and turnover of rental homes in our portfolio. This includes conducting move-in, move-out, and annual inspections, light cleaning and make-ready work, minor maintenance tasks, marketing preparation, and verifying vendor work completion. This is a steady, part-time position with guaranteed hours, ideal for someone who enjoys working independently, takes pride in their work, and has strong communication and follow-through skills.
Key Responsibilities:
Conduct move-in inspections (1-3 days before move-in) and move-out inspections (within 48 hours), documenting property condition in the Zinspector app with 360° scans and photos Perform annual inspections 90 days before lease expiration Prepare properties for marketing: install and remove lockboxes, complete 3D tours, and take professional watermarked photos Perform light cleaning and make-ready duties between tenants (bathrooms, kitchens, floors, dusting, cobweb removal, trash-out) Complete small maintenance tasks: replace light bulbs, HVAC filters, smoke and CO detectors, batteries, switch plates, and minor hardware Create and submit work orders for any maintenance issues, then follow up on completion and communicate with the property manager Verify and inspect vendor work with before/after photos Manage lockboxes, rekeying, and key inventory Prepare and post monthly 3-Day Notices as needed Perform periodic drive-by property checks Report damages or cleaning/repair concerns during turnover Maintain a clean and professional appearance on-site Represent Freedom Path with excellent service to residents, owners, and vendors
Requirements:
Valid driver's license and clean driving record Must pass a background check prior to employment Must be insurable for driving under company policy Reliable transportation (mileage reimbursement provided) Comfortable with extensive driving across the service area Strong attention to detail and time management Ability to lift up to 50 lbs, climb ladders, and bend, kneel, and stoop as needed for cleaning and inspections Proficiency with smartphones/tablets and inspection/photo apps (Rentvine and Zinspector experience a plus) Excellent verbal and written communication Preferred (but not required): Experience in property cleaning, maintenance, or inspections Familiarity with move-in/move-out processes Basic handyman or facilities knowledge a plus Why Work With Us?
