About the Role We are seeking an experienced, high-caliber Community Manager to lead daily operations, financial performance, and team leadership for an established 200 +-unit residential community in the Treasure Valley. This role carries a secondary oversight component at a commercial association property, requiring regular site visits to ensure grounds, landscaping, and common areas are maintained to company standards and vendor accountability is upheld. The right candidate will manage the primary asset with ownership-level accountability — eliminating the need for intervention at the site level while maintaining the highest standards of resident satisfaction, team performance, and asset integrity. Looking ahead to 2027, this role will expand to include a new 152-unit lease-up community, making lease-up experience a required qualification. The candidate who grows with us will see both their portfolio and their compensation scale accordingly. Travel Requirement This is a multi-site position. Regular travel between assigned communities is required to fulfill operational responsibilities. A valid driver's license and reliable personal transportation are required. Mileage reimbursement is provided in accordance with company policy and applicable state law. What You'll Do Independent Operations Provide full administrative and operational oversight across both properties, managing day-to-day site functions autonomously. Oversee maintenance schedules, vendor relationships, and contract compliance across all assigned communities. Manage resident relations with professionalism and diplomacy, resolving issues promptly and in accordance with company policy and applicable landlord-tenant law. Ensure properties are maintained in safe, attractive, and fully functional condition at all times. Conduct regular property inspections and drive accountability across all operational areas. Financial Accountability Manage property budgets and monitor performance against approved operating plans. Analyze P&L statements, identify variances, and provide clear explanations to ownership. Collect, process, and post rent payments accurately; prepare and make bank deposits in accordance with company policy and established timelines. Minimize delinquency through proactive collections management and lease enforcement. Maximize Net Operating Income (NOI) through disciplined expense management and revenue optimization. Process and review financial reporting in the property management system with accuracy and timeliness. Leasing & Occupancy Oversee leasing activity across both communities, driving occupancy and revenue performance. Manage pricing strategy, renewal offers, and lease expirations to maintain strong retention and minimize vacancy loss. Ensure marketing platforms, listing accuracy, and lead response standards are consistently maintained. Support leasing team members in converting leads and closing applications efficiently. Lead lease-up operations for a new 150+-unit community coming online in 2027 — including establishing leasing processes, driving absorption velocity, meeting occupancy benchmarks, and building community culture from the ground up. Team Leadership Supervise, train, and mentor on-site staff including leasing and maintenance team members. Set clear performance expectations and provide consistent coaching and accountability. Foster a collaborative, professional team culture aligned with company values. Coordinate staffing coverage across both sites to ensure continuity of operations. Compliance & Documentation Ensure all operations comply with applicable federal, state, and local housing laws, including Fair Housing requirements. Maintain accurate resident files, lease documentation, and property records. Administer move-in, move-out, and renewal processes in accordance with company policy. Ensure required notices, inspections, and reporting are completed accurately and on time. Brand & Ownership Representation Serve as the primary professional face of the communities to residents, vendors, corporate partners, and ownership. Maintain a polished, executive-level professional presence and demeanor at all times. Communicate proactively with ownership regarding property performance, risks, and opportunities. What We're Looking For Minimum 3-5 years of progressive property management experience, with a proven track record in multi-site management or large-scale (300+ unit) single-site portfolios. Lease-up experience required — minimum 2-3 years of demonstrated success driving absorption on new construction or recently delivered residential communities. Advanced proficiency in property management software, ledger auditing, and financial reporting. Fluency in Yardi Voyager 7S and Yardi Voyager 8 required. Demonstrated ability to manage budgets, analyze financial statements, and drive NOI performance. Exceptional verbal and written communication skills with a focus on diplomatic conflict resolution. Highly organized, self-directed, and capable of managing competing priorities across multiple sites without direct supervision. Strong leadership skills with experience supervising, coaching, and developing on-site teams. Must maintain a highly polished, professional appearance and demeanor in accordance with company workplace standards. Education & Experience High School Diploma or equivalent required. Bachelor's degree in Business, Real Estate, or a related field preferred. CAM, ARM, or equivalent property management certification preferred but not required. Yardi Voyager or comparable property management software experience required. Physical & Work Environment Requirements Ability to perform regular site walks across multiple properties, including stairs and uneven terrain. Ability to sit, stand, and work at a desk for extended periods. Valid driver's license and reliable transportation required. Work performed across indoor office environments and outdoor property sites. Compensation & Benefits We offer a competitive compensation and benefits package for the right candidate: Hourly Pay $27.50 - $28.75/hr based on experience and qualifications. Overtime eligible. This role is structured to grow with the portfolio. Compensation increases are tied directly to portfolio expansion — as additional units come online and responsibilities scale, so does your pay. Leasing Commission & Renewal Bonus Up to $125.00 per qualified move-in. Renewal bonuses are distributed across the site team. Medical, Dental & Vision Medical, dental, and vision insurance provided for eligible full-time employees. Paid Time Off Vacation, sick leave, and paid holidays in accordance with company policy. Mileage reimbursed per company policy for all required travel between properties.
