Hybrid Compensation:

Unlike many management companies, RowCal's Community Managers are supported by specialized internal teams that assist with key operational functions, allowing managers to focus on building trusted Board relationships, providing strategic guidance, and delivering an exceptional homeowner experience. About the Role As a Community Association Manager, you'll oversee a portfolio of approximately 10-12 homeowner associations while serving as the primary advisor and relationship manager to each Board of Directors. You'll coordinate day-to-day operations, guide Boards through key decisions, oversee vendors and projects, review financials, and partner with RowCal's specialized support teams to ensure every community operates efficiently and receives exceptional service. This role is ideal for someone who enjoys building relationships, taking ownership, solving problems, and keeping multiple priorities moving forward in a structured environment while remaining flexible and open to learning RowCal's unique approach to community management. Success in this role requires someone who is organized, detail-oriented, proactive, and confident making decisions while maintaining strong follow-through and exceptional client service. Work Schedule Monday-Friday, 9:00 a.m. to 5:00 p.m. More frequent in-office attendance during the initial 90-day training period, followed by a flexible hybrid schedule based on employee preference and business needs, typically 1-2 days per week in the Arlington Heights office Occasional evening Board meetings as needed Local travel to communities generally located within approximately 45 minutes north, west, and south of the Arlington Heights office; the portfolio does not typically include Chicago communities Core Responsibilities Board & Community Leadership Serve as the primary point of contact for assigned Boards of Directors Build trusted relationships with Board members and homeowners Prepare for and facilitate Board, annual, and special meetings Develop meeting agendas, Board packets, and community communications Execute Board decisions and ensure action items are completed Operations & Property Oversight Conduct routine community inspections and site visits Manage architectural review requests and covenant enforcement Coordinate maintenance schedules, amenities, and community projects Resolve homeowner concerns and escalated issues Maintain management plans and community records Vendor & Financial Management Coordinate vendors and RowCal's internal service divisions Oversee maintenance, repairs, and capital improvement projects Review contracts and monitor vendor performance Review monthly financial statements and approve invoices Assist with annual budgets, reserve planning, and collection oversight Systems & Documentation Maintain accurate information within CINC Systems, SharePoint, and WebAxis Track work orders, projects, contracts, and governing documents Utilize Microsoft 365 to manage communication, reporting, and documentation Required Qualifications Active Illinois Community Association Manager (CAM) License Experience managing community associations or HOA portfolios Experience working directly with Boards of Directors Experience using HOA management software such as CINC, Vantaca, Enumerate, or similar platforms Working knowledge of association governing documents and community operations Ability to read and interpret financial statements, budgets, and reserve plans Comfortable learning new technology, systems, and processes Excellent organizational, communication, and time management skills Valid driver's license with the ability to travel to communities generally located within approximately 45 minutes north, west, and south of Arlington Heights Preferred Qualifications Three or more years of community association management experience CMCA designation Single-family HOA portfolio experience Associate's or Bachelor's degree What Makes Someone Successful at RowCal The strongest candidates are professionals who enjoy building lasting client relationships while bringing structure, accountability, and follow-through to every community they manage.
