A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.
The Property Manager oversees all facets of property(s) operations to achieve financial goals and ownership objectives while adhering to all Daniel Management Group, Inc. policies, all applicable laws and ordinances including Fair Housing and Equal Employment laws. The opportunity is based in Niles. Essential Job Functions Maintains and enhances relations with prospects, residents, staff and vendors Prepares and implements property-operating budget. Maintains and control property income in addition to expenses. Completes required reports including weekly, monthly, variance and capital reporting. Oversees Accounts Receivable ensuring rents and all other applicable fees are billed and collected. Endorses, posts, and makes bank deposits. Negotiates, develops and maintains all service and capital improvement contracts per company guidelines. Oversees all service and capital contracts for timeliness and workmanship. Maintains required certificates of insurance. Performs regular property inspections for cleanliness, curb appeal, and to ensure property is free of hazards. Oversees the process of "turning over a unit" to make available for next renter by conducting a pre-move-in inspection. Conducts move-out inspections and assesses charges if appropriate. Communicates with co-workers, management, residents, vendors, and all outside contacts in a courteous and professional manner. Performs leasing duties when necessary.
Performs general office duties:

Performs all reasonable duties assigned by Regional Manager or corporate staff Required Experience Bachelor's Degree preferred. Previous experience as a Property Manager. Good supervisory and problem solving skills. Ability to handle multiple tasks in an organized and efficient manner. An excellent understanding of accounting practices and procedures. Previous work experience with property management software and an understanding of Microsoft Word and Excel programs. Knowledge of Appfolio is a plus. Developed salesmanship skills. Must be team oriented. Ability to communicate effectively.
