On-Site Property Manager Madison Apartments Du Quoin, IL 62832 and Cornerstone Apartments Carbondale, IL 62901 Job Overview We are seeking an experienced, hands-on On-Site Property Manager to lead the daily operations of Madison Apartments (Du Quoin, IL, 62832) and Cornerstone Apartments (Carbondale, IL, 62901). This community is entering an important period of operational improvement, and we need a confident property management professional who can bring structure, consistency, accountability, and strong resident service to the property. This is an excellent opportunity for someone who enjoys solving problems, improving performance, and seeing the direct results of their leadership. The ideal candidate is proactive, organized, comfortable handling challenging situations, and experienced in leasing, collections, resident relations, maintenance coordination, compliance, and property operations. This is not an entry-level position. We are looking for someone who can take ownership of the property, identify priorities, and work closely with leadership to help stabilize and strengthen the community. Key Responsibilities Oversee the day-to-day operations of Madison Apartments and Cornerstone Apartments . Lead leasing activities, including conducting tours, following up with prospects, processing applications, and helping qualified applicants move through the leasing process. Support occupancy goals by actively marketing available apartments and maintaining consistent prospect follow-up. Manage lease administration, renewals, move-ins, move-outs, notices, and resident documentation. Monitor rent collection, communicate with residents regarding delinquent balances, and consistently follow established collection procedures. Build professional relationships with residents while enforcing lease terms fairly and consistently. Handle resident concerns and conflicts calmly, professionally, and with appropriate documentation. Coordinate maintenance requests, apartment turns, preventive maintenance, vendor work, and property improvement projects. Conduct routine inspections of apartments, common areas, grounds, and vacant units to identify maintenance, safety, and appearance concerns. Hold maintenance staff and vendors accountable for completing work accurately and on schedule. Maintain complete and accurate resident files, property records, inspection reports, notices, invoices, and compliance documentation. Ensure compliance with Fair Housing requirements, landlord-tenant laws, company policies, and applicable housing program guidelines. Prepare and communicate regular updates regarding occupancy, collections, maintenance, resident concerns, leasing activity, and property priorities. Partner with regional and company leadership to develop and execute plans that improve the overall performance of the community. Qualifications Prior property management experience is required, preferably in an on-site Property Manager, Assistant Property Manager, or Community Manager role. Demonstrated ability to manage a property requiring strong organization, follow-through, and operational improvement. Experience with leasing, collections, resident relations, lease enforcement, maintenance coordination, and property inspections. Working knowledge of Fair Housing regulations and landlord-tenant laws. Experience with LIHTC, Section 8, or other affordable housing programs is strongly preferred. Proficiency with property management software such as AppFolio, Yardi, OneSite, or a similar platform. Strong conflict-resolution and problem-solving skills. Ability to communicate professionally with residents, prospects, employees, vendors, and company leadership. Strong administrative skills, including data entry, documentation, reporting, filing, and record maintenance. Ability to prioritize multiple responsibilities and remain composed in a fast-paced, hands-on environment. Dependable, accountable, and willing to take ownership of property performance. High school diploma or equivalent required. Additional property management training or certifications are a plus. Pay:
$45,000.00 - $55,000.00 per year
