A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

We are a Property Management Company looking for a dynamic, highly organized and efficient individual to manage multiple apartment buildings in and around the Downers Grove area. The Property Manager would be expected to report daily to our office in Oak Brook, where this individual would operate out of. Job Description At least 2 years of Property Management, Lease Administration or similar/related real estate experience Experience with Class B or C properties Have dependable transportation to and from work Intermediate to advanced Microsoft Word, Excel, and Google Drive proficiency Knowledge of local, city and state rental rules and regulations Knowledge of Fair Housing guidelines on both State and Federal levels Knowledge of industry best practices The willingness and availability to work weekends when needed The willingness and availability to work extended hours during the busy season [April through September] A valid Driver's license ++ Proficiency with AppFolio Software ++ Any certifications, training or continuing education courses in Property Management are a plus ++ Brokers license or Leasing license is a plus Responsibilities Assisting the Regional Property Manager with the overall operations of the building. Manage multiple apartment complexes totaling around 220 apartment units Conduct showings for potential renters Review applications and for credit and income requirements Coordinate move ins and move outs Serve as an ongoing resource for tenants Enforce building and grounds rules Coordinate and oversee building services, maintenance and repairs Troubleshoot and resolve issues and tenant complaints as they arise Maintain high occupancy rates Facilitate lease renewals Supervise day-to-day operations of maintenance team to ensure efficiency Managing collections and bad debt responsibilities including keeping delinquencies at an acceptable rate and serving notices to those who are delinquent Survey local rental rates for comparable properties Maintain residents' files in accordance with company's standards. Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow-up. Produce routine and special reports Overseeing operations including maintenance, capital improvements, lease administration, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc. Perform other duties as assigned
