Job Summary As On-Site Property Manager, you are the face of Roots at Philo. You'll work from your own on-site office, handling leasing, resident communication, rent collection and recordkeeping, and the flow of paperwork that keeps a well-run building running well. You won't be doing maintenance yourself — we have dedicated maintenance staff — but you will be the one who intakes requests, dispatches them, and confirms they were resolved. Responsibilities Leasing and resident relations Respond to phone, text, and email inquiries from prospective residents Accounting and administration Collect and post rent payments; maintain accurate resident ledgers Track delinquencies and issue notices under owner direction Handle security deposits and produce move-out statements Maintain organized digital and physical files for leases, applications, notices, and vendor paperwork Prepare simple recurring reports for ownership (occupancy, delinquency, leasing activity) Maintenance coordination Receive and log maintenance requests Dispatch work orders to designated maintenance staff and contractors Follow up to confirm completion and resident satisfaction Escalate emergencies and habitability issues to ownership immediately Community Conduct regular walk-throughs of common areas and grounds Enforce community rules consistently and fairly Support marketing efforts — listings, photos, signage, and referrals Other administrative duties as assigned Schedule and conduct unit tours Process applications, screen prospects, and prepare and execute leases Coordinate move-ins and move-outs, including unit condition inspections Serve as the primary point of contact for current residents Requirements Strong interpersonal and written communication skills Demonstrated attention to detail and accuracy with numbers and documents Basic accounting/bookkeeping ability (rent ledgers, deposits, receipts, reconciliation) Proficiency with email, spreadsheets, and general computer use Demonstrated project management skills with the ability to coordinate multiple tasks efficiently Experience with property management software is a plus, but if not - willingness to learn how to use the program Ability to work independently and manage your own schedule and priorities Valid driver's license and reliable transportation Ability to pass a background check References available upon request Preferred 1+ years in property management, leasing, or resident services Experience with property management software (AppFolio, Buildium, Rent Manager, Rentvine, or similar) Familiarity with Illinois landlord-tenant law and fair housing requirements Bilingual English/Spanish Notary commission, or willingness to obtain one (we'll pay for it) Compensation and benefits $20-$30 per hour , based on experience Immediate hire available for a qualified applicant Dedicated on-site office On-site rent discount available upon request — reduced rent on a unit in the community Relaxed, flexible working hours — we build the schedule with you Manage a fully renovated, well-maintained community Direct working relationship with ownership; minimal bureaucracy Growth opportunity as our portfolio expands across Urbana and Champaign How to apply Apply through Indeed, or contact us directly at silverstreetadmin@gmail.com or 309-453-1934 .
