A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Property Manager Position:
The Property Manager is to help with implementing cost control and revenue improvement programs as well as assisting in developing annual operating budgets plus sales and marketing plans. A high level of enthusiasm, leadership and managerial skills are essential for this role as well as motivating, supervising and training your staff. Staying abreast of trends in the marketplace, understanding demographics and the competition is critical as you implement your strategies to maximize your property's performance. An understanding of property financial goals and being able to interpret property financial data is essential. At least 2 years of property management experience is needed.
Property Manager Job Description:
This Position must maintain an excellent customer service relationship with residents, vendors, co-workers and the community. Achieve the highest possible net operating income through cost control and revenue improvement. Establish and implement leasing goals, while managing an effective lease expiration program. Analyze operational information for impact on NOI, identify trends and recommend appropriate strategies and adjustments. Manage all on-site staff with effective recruitment, training, and motivation. Identify when employee coaching and/or disciplinary action is needed. Work directly with Area Manager to develop yearly operating budgets/forecasts and sales/marketing plans. Prepare Final Accounting Statements (FAS) for previous residents. Prepare write offs on a monthly basis. Write off previous resident balances and send to collections. Maximize rental income while minimizing expenses through effective planning and control. Review all incoming invoices for accuracy and submit all invoices for payment. Effectively monitor property delinquencies. Monitor rent collections and ensure landlord/tenant statutes are followed. Evaluate and recommend changes on rent/pricing strategies. Analyze and evaluate monthly and/or quarterly financial statements. Monitor and manage effective lease renewal programs making recommendations when adjustments are needed. Stay current with competitive communities through consistent evaluation of market conditions and trends. Ensure that an adequate number of units are market ready. Create staffing schedules and ensure they are consistent with community needs. Assist and ensure all customer complaints are handled promptly and appropriately. Adhere to Standard Operating Procedures. Participate in planned resident activities. Always maintain a professional appearance and attitude. Other tasks or duties as assigned by supervisor.
