A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Essential Duties and Responsibilities:
Personnel Management :
Direct maintenance staff to ensure maintenance requests are resolved quickly and professionally, apartments are move-in ready, and that the property appearance is well-maintained Ensure apartments are move-in ready by scheduling and meeting with vendor Direct leasing assistant to ensure residents and prospects receive the best possible customer service experience
Leasing Management:
Maintain up-to-date knowledge of comparable communities in the area Show and lease apartments to prospective residents Update marketing information on all platforms Promote resident retention
Financial Management:
Increase NOI by implementing appropriate cost-cutting measures and increasing revenue Develop an annual budget Ensure all accounts payable are paid in a timely manner according to company policies and procedures Ensure all accounts receivable are collected according to company policies and procedures
Customer Service:
Offer the highest standard of customer service Manage resident retention and maintenance request follow-up to ensure all requests are completed quickly and to the resident's satisfaction
Administration:
Accurately complete monthly and weekly reports according to company policy Stay up-to-date on fair housing laws Inspect apartments to ensure cleanliness and good working condition Perform other duties as assigned by supervisor

$52,000.00 - $60,000.00 per year
