Job Description:
Position Summary We are seeking an experienced, hands-on Property Manager to oversee the daily operations of a well-maintained 210-unit townhouse community. The community includes a clubhouse, swimming pool, and recreational courts. This is a full-time, on-site position requiring 40 hours per week, with availability to respond to after-hours emergencies as needed. The ideal candidate is an organized, proactive professional with excellent communication skills, strong technical and computer abilities, and experience managing residential properties, vendors, maintenance operations, and construction projects. This position combines administrative leadership with hands-on property oversight and supervision of an on-site Maintenance Technician. Key Responsibilities Manage the day-to-day operations of a 210-unit townhouse community. Maintain a high standard of appearance, safety, and cleanliness throughout the property and amenities. Build positive relationships with homeowners, Board members, vendors, and contractors through professional verbal and written communication. Respond to homeowner inquiries, concerns, and maintenance requests in a timely and courteous manner. Solicit, review, and compare vendor proposals and bids for maintenance, repairs, and capital improvement projects. Coordinate and oversee vendors to ensure work is completed on schedule, within budget, and to establish quality standards. Manage and prioritize work order lists, ensuring timely completion and accurate recordkeeping. Supervise, schedule, and support the on-site Maintenance Technician, providing direction and oversight of daily responsibilities. Perform routine property inspections and identify maintenance, safety, and repair needs. Oversee maintenance and repair projects involving common areas, buildings, landscaping, paving, drainage, utilities, pools, clubhouse facilities, and recreational courts. Assist with manual tasks when necessary, including light maintenance, inspections, project coordination, and property upkeep. Monitor vendor performance and ensure compliance with contracts and community standards. Maintain organized records, invoices, contracts, proposals, and maintenance documentation using computer-based management systems. Attend Board meetings as required and provide operational updates and project status reports. Participate in emergency response and be available for after-hours on-call emergencies as needed. Qualifications Minimum of 3-5 years of property management experience, preferably in a homeowners association (HOA), condominium, or townhouse community. Strong knowledge of building systems, maintenance practices, and residential construction projects. Experience coordinating and overseeing contractors and vendors. Excellent verbal and written communication skills. Highly organized with strong problem-solving and time management abilities. Computer proficiency, including Microsoft Office, email, work order management software, and property management systems. Ability to read proposals, contracts, and project specifications. Experience supervising maintenance personnel. Ability to perform occasional physical and manual work, including walking the property, lifting up to 40 pounds, and working outdoors in varying weather conditions. Valid driver's license and reliable transportation preferred.
