An Assistant Property Manager assists and provides support to the manager of a property or complex. May oversee the maintenance of the buildings. May also provide information about the community to prospective residents, and troubleshoot issues with the buildings and community residents.
28.00-31.00 per hour Join Our Team Audubon Property Management is seeking a customer-focused and detail-oriented Assistant Property Manager to join the team at Audubon Plantation Ridge , a 330-unit apartment community in Worcester, Massachusetts. In this role, you will work closely with the Property Manager to support leasing, resident relations, rent collection, maintenance coordination, recordkeeping, and daily property operations. The ideal candidate is organized, dependable, proactive, and comfortable managing multiple priorities in a fast-paced residential community. What You'll Do Leasing and Resident Relations Assist with leasing available apartments and supporting occupancy goals. Conduct property tours and explain apartment features, community amenities, application requirements, and lease terms. Respond promptly and professionally to prospective and current residents. Process rental applications and assist with required documentation. Support lease renewals, including preparing renewal paperwork and communicating with residents. Maintain accurate and up-to-date leasing binders and digital resident files. Assist with move-in and move-out inspections and related documentation. Respond to resident questions, concerns, and complaints with a high level of customer service. Support positive resident relationships and resident retention. Property Operations and Financial Administration Assist with monthly rent collection and monitor outstanding balances and delinquencies. Prepare and maintain reports related to rent collection, delinquencies, and property operations. Process vendor invoices and assist with tracking property expenses. Support utility bill allocations and other property-related financial tasks. Provide administrative and financial support to the Property Manager as needed. Maintain organized, accurate, and audit-ready property records. Maintenance Coordination Receive, document, prioritize, and follow up on daily resident maintenance requests. Coordinate service requests with in-house maintenance technicians and outside vendors. Assist with scheduling vendor appointments and communicating service details to residents. Monitor open work orders and help ensure timely completion. Follow up with residents after work is completed to confirm that issues have been resolved. Escalate urgent, recurring, or unresolved maintenance concerns appropriately. Compliance and Recordkeeping Maintain complete and accurate resident files, including leases, correspondence, payment histories, inspection records, and related documentation. Protect the confidentiality of resident and applicant information. Follow company policies and applicable federal, state, and local housing regulations. Support compliance with Fair Housing requirements and property management standards. Required Qualifications Customer service, administrative, leasing, real estate, hospitality, or related experience. Strong written and verbal communication skills. Excellent organization, attention to detail, and follow-through. Ability to manage multiple tasks, meet deadlines, and prioritize effectively. Professional, reliable, proactive, and team-oriented approach. Basic proficiency with computers and Microsoft Office applications. Ability to work independently while collaborating effectively with the Property Manager and maintenance team. Preferred Qualifications Prior experience in property management, leasing, or residential real estate. Experience working in an apartment community. Working knowledge of Yardi or similar property management software. Experience with rent collection, resident accounts, or maintenance coordination. Knowledge of federal and Massachusetts Fair Housing laws. Experience with Microsoft Outlook, Word, and Excel. Schedule Monday through Friday Occasional evening or weekend availability may be required during peak leasing periods or for property emergencies.
