May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Title:
Multi-Family & Commercial Property Manager Position Summary Venstar, LLC is seeking a Commercial & Multi-Family Property Manager to oversee the day-to-day operations of our commercial real estate portfolio while supporting the growth and expansion of our multifamily developments. Venstar is a female-owned real estate investment and development firm based in Bloomington, Minnesota in business for 27 years. The ideal candidate is a proactive, highly organized, and self-motivated professional who thrives in an entrepreneurial environment. This individual will manage tenant relationships, property operations, vendor coordination, budgeting, and capital projects while gaining exposure to all phases of the real estate development process. Our current portfolio includes approximately 200,000 square feet of office, retail, and industrial properties. We are also constructing an 80-unit multifamily community scheduled to open in Spring 2027 and advancing a 300-unit multifamily development project expected to break ground in Spring 2028. Periodic travel (1-2 times per month) to properties located within approximately 90 minutes of Bloomington is required. Key Responsibilities Multi-family Property Management Proven ability to manage tenant relations in a multifamily residential environment, with a focus on customer service and resident satisfaction. Familiarity with multifamily operations, including leasing workflows, resident retention strategies, and maintenance coordination. Experience collaborating with on-site leasing and maintenance teams within a multifamily setting. Familiarity with or desire to learn multifamily development, including the creation and implementation of operational processes and procedures, is a plus Commercial Property Management Build and maintain strong, positive relationships with tenants by addressing needs promptly and in accordance with company policies and lease obligations. Conduct routine property inspections and coordinate maintenance and repair activities with vendors, contractors, and on-site personnel. Source, solicit, and negotiate vendor proposals to ensure cost-effective and high-quality services. Oversee and evaluate the performance of all service contractors to ensure compliance with service standards and contractual requirements. Review, code, approve, and process invoices and payments in alignment with established budgets and financial procedures. Support annual budgeting and quarterly review process and complete Common Area Maintenance (CAM) reconciliations. Maintain organized and accurate property documentation, including leases, lease abstracts, contracts, and files. Keep up-to-date records of building floor plans, available square footage, and "as-built" and construction drawings. Coordinate tenant move-ins and move-outs, ensuring smooth transitions and adherence to procedures. Identify and implement cost-saving initiatives to improve operational efficiency and reduce expenses. Assist with capital improvement projects and tenant fit-outs. Qualifications 5+ years of commercial and/or multi-family real estate property management experience Proficiency with Yardi or similar property management software Strong knowledge of budgeting, CAM reconciliations, and financial reporting Highly organized, detail-oriented, and able to manage multiple priorities independently Bachelor's degree in Real Estate, Business, Finance, or a related field
Compensation & Benefits Job Type:

$65,000.00 - $85,000.00 per year
