The successful candidate will:
Maintain communities in exceptional, tour-ready condition every day. Drive occupancy through proactive leasing and resident retention. Aggressively manage delinquency and collections. Lead, coach, develop, and hold team members accountable. Manage maintenance operations to ensure work orders, turns, preventative maintenance, and capital projects are completed efficiently and to company standards. Deliver outstanding customer service while protecting the owner's investment. Solve problems quickly, make sound decisions, and take initiative without waiting to be directed. This position requires someone who is willing to roll up their sleeves and do whatever it takes to accomplish the job. This Is Not a Typical 9-to-5 Position Property management doesn't always fit into a traditional workday. While this is a full-time position, there will be times when additional hours, evenings, or weekends are necessary to meet deadlines, support the team, respond to property needs, prepare for inspections, lease apartments, or achieve operational goals. We're looking for someone who understands that success is measured by results—not by watching the clock. Responsibilities Oversee all daily operations for multiple apartment communities. Achieve occupancy, leasing, renewal, and revenue goals. Minimize vacancy loss through strategic marketing and leasing efforts. Manage rent collections and aggressively reduce delinquency. Conduct apartment tours and personally lease apartments. Build relationships with residents while enforcing lease terms and community policies. Recruit, train, coach, and develop onsite team members. Lead and manage maintenance staff to ensure timely completion of work orders, apartment turns, preventative maintenance, and curb appeal. Perform regular property inspections and maintain exceptional curb appeal and building presentation. Prepare and manage budgets. Analyze financial reports and implement strategies to improve performance. Ensure compliance with Fair Housing laws, company policies, and all applicable regulations. Handle resident concerns professionally and efficiently. Collaborate with company leadership to continually improve operations. Qualifications Required 5+ years of residential property management experience. Previous experience managing multiple apartment communities. Proven leasing and sales success. Strong financial acumen including budgeting, collections, and reporting. Experience leading and managing maintenance teams. Strong leadership and coaching skills. Excellent communication and conflict resolution abilities. Highly organized with exceptional follow-through. Ability to prioritize multiple responsibilities while maintaining attention to detail.
