A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

The Property Manager is directly responsible for driving asset performance, NOI growth, and profitability improvements for yourself, AFI, and our clients! As the face of the asset, the Property Manager is not only responsible for maximizing financial returns, but must also ensure adherence to the AFI Standard of a Safe, Clean, and Disciplined community. Should you be selected for the position, you will receive 6-8 weeks of paid training ($48,000/yr) and complimentary, furnished apartment housing at one of our managed-asset training locations in various markets across the country. Please Note- The AFI Manager Training Program will require flexibility to potentially travel and work at multiple locations during the 4 week training period (MO, KS, TN, TX, etc.

AFI prides itself on providing a robust training program to enable new staff with applicable work experience to have immediate success managing the asset themselves. Upon successful completion of the training program, new Manager will be relocated to operate one of AFI's managed-assets. This relocation comes with a base salary increase to $60,000/yr, a 100% rent concession, and a lucrative performance-based incentive plan (relocation assistance package explained below). As stated previously, there is a relocation aspect associated with this position that will require chosen candidates to potentially move outside of their current state of residency. You may not be right for the role if you are not willing/able to relocate to a presently undetermined location. The responsibilities that are listed below are not all inclusive; however, they are indicative of the type of responsibilities normally performed by theProperty Manager:
JOB DUTIES
- Daily oversight/maintenance of curb appeal
- Promotion of Property through outside marketing campaigns
- Performance of showings to interested applicants
- Relationship building in the local community
- Management of onsite residents including but not limited to rent collection, evictions proceedings, community rule enforcement, etc.
- Budget management and financial reporting
QUALIFICATIONS
- Strong written and verbal communication/teamwork skills
- Professional presentation compatible with AFI Core Values
- Willingness to learn and work respectfully with people of diverse backgrounds
- Must be able to work a minimum of 40 hours per week with additional hours as required for proper management of asset
- Ability to solve problems involving: residents, personnel, finances, equipment/ maintenance issues, emergency situations, etc.
COMPENSATION
- Base salary of $60,000/year following completion of the AFI training program
- 100% Rent Concession
- Extensive Performance Based Bonus Opportunities (~$20,000/year +
