A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Bell Management is a property management company who offers a variety of housing in Missouri, Kansas, and Oklahoma. We offer a competitive pay rate plus benefits that include: Paid Time Off (PTO) given at 90 days pro-rated from your start date Paid Holidays from your start date Affordable Health, Vision and Dental Plans given at 90 days of employment 401k Match after 1 year of employment We are seeking a highly motivated property manager to play a key role in ensuring day-to-day operations remain organized and efficient, with a strong focus on implementing and maintaining effective processes. We are looking for someone who is detail-oriented, organized, and comfortable navigating a fast-paced, evolving environment.
Schedule:
40 Hours a Week. Location(s): This position will work in Billings, Clever and Crane Missouri. After training is complete additional properties will be added to the portfolio to meet full time 40 hour/week status.
Responsibilities:
Maintaining property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises Attracting tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units Contracting with tenants by negotiating leases and collecting security deposits Accomplishing financial objectives by collecting rent and fees Maintaining property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs, planning renovations, contracting with landscaping and snow removal services Maintaining building systems by contracting maintenance services and supervising repairs Enforcing occupancy policies and procedures by confronting violators. Preparing reports by collecting, analyzing, and summarizing data and trends Managing maintenance, cleaning, and groundskeeping staff Managing maintenance expenses closely Managing the after-hours emergency line via an app downloaded to the employee's personal cell phone. This includes dispatching the proper staff/contractors to handle the emergency situations that arise.
Qualifications:
Computer Skills:
Proficiency in Microsoft 365,
Adobe, and OneSite or Property Management Software Communication and Language Skills:
Ability to keep matters confidential Ability to read and interpret documents such as rules, instructions and procedures Ability to write reports and business correspondence Ability to effectively present information and respond to questions from tenants, employees, and contracted companies
Reasoning Ability:
Ability to apply common-sense understanding to carry out instructions Ability to interpret a variety of instructions furnished in written, oral, or schedule form Ability to define problems, collect data, establish facts and draw valid conclusions Ability to organize and plan effectively and ability to think analytically to solve problems and make proper decisions
Education and Experience:
High school diploma or equivalent, required Two years of experience in customer service experience, required One year of experience in management, required
Physical Requirements:
Prolonged periods sitting at a desk and working on a computer Standing and walking, giving tours, and meeting with potential tenants Must be able to traverse a variety of properties with stairs and in a variety of weather Must be dependable and able to meet scheduling requirements Professional appearance and demeanor, required
Other Requirements:
Pass a criminal background check Have reliable transportation Must be willing to commute to multiple properties
