Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

This is an excellent opportunity for an experienced multifamily professional who understands the unique pace and demands of a new development and enjoys building a community from the ground up. Previous lease-up experience is strongly preferred. The Property Manager will be responsible for overseeing leasing performance, resident experience, property operations, reporting, collections, team performance, and the transition from initial lease-up to stabilized occupancy. Key Responsibilities Lead the initial lease-up of a newly constructed multifamily community Develop and execute leasing strategies to achieve occupancy goals Monitor leasing traffic, applications, conversions, occupancy, and availability Ensure consistent and timely prospect follow-up Oversee the resident application, approval, lease execution, and move-in process Manage pricing, concessions, specials, and availability in coordination with ownership/management Prepare regular leasing, occupancy, collections, and property performance reports Supervise and support leasing staff Establish strong leasing and office procedures for a new community Coordinate closely with construction, maintenance, vendors, and management during property turnover and initial occupancy Identify construction or unit readiness concerns and ensure they are documented and addressed Conduct unit and property inspections Manage resident concerns and maintain a high level of customer service Oversee rent collection and delinquency follow-up Manage renewals as the property progresses toward stabilization Maintain accurate resident and property records Ensure compliance with Fair Housing laws, lease requirements, and company policies Maintain the appearance and presentation of the leasing office, model units, amenities, and overall property Assist with marketing and outreach initiatives designed to generate qualified leasing traffic Ideal Candidate The ideal candidate is proactive, highly organized, comfortable making decisions, and understands that managing a new construction lease-up requires a different level of urgency and attention to detail than managing a stabilized property. You should be comfortable creating systems where needed, identifying issues before they become larger problems, and keeping ownership and management informed of leasing activity and property performance. Qualifications Previous multifamily property management experience required Previous new construction or lease-up experience strongly preferred Proven leasing and sales ability Experience managing or supervising leasing staff preferred Strong understanding of apartment operations and resident relations Strong organizational, communication, and follow-up skills Comfortable reviewing leasing and property performance metrics Experience with property management software Knowledge of Fair Housing requirements Ability to work effectively in a fast-paced environment with changing priorities Experience with new construction, or high-volume lease-up communities is a plus.
