Job Description

Position Summary We are seeking an experienced, motivated, and customer-focused Student Housing Property Manager to oversee the day-to-day operations of a student housing community. This position is responsible for maintaining a high level of resident satisfaction, managing leasing and occupancy goals, supervising property staff, coordinating maintenance and vendors, and ensuring the property is operated efficiently, safely, and profitably. The ideal candidate is an organized and energetic leader who enjoys working with college students, parents, staff, vendors, and university communities. Strong communication, problem-solving, and leadership skills are essential. Key Responsibilities Property Operations Oversee all daily operations of the student housing community. Ensure the property is clean, safe, well-maintained, and operating according to company standards. Conduct regular property inspections and address operational issues promptly. Coordinate maintenance, repairs, turns, and preventative maintenance. Manage relationships with vendors, contractors, and service providers. Ensure compliance with applicable housing, safety, and company policies. Leasing & Occupancy Lead leasing efforts and work toward occupancy and revenue goals. Monitor leasing activity, renewals, move-ins, and move-outs. Oversee the leasing team and ensure prospective residents receive excellent customer service. Develop and execute marketing and resident-retention strategies. Assist with pricing, concessions, and leasing strategies based on market conditions and occupancy needs. Resident Relations Build positive relationships with residents, parents, university representatives, and the surrounding community. Respond professionally and promptly to resident concerns and complaints. Handle escalated resident issues and work toward effective resolutions. Plan and support resident events and community-building initiatives. Promote a positive, respectful, and engaging living environment. Team Leadership Hire, train, coach, and supervise property staff. Establish performance expectations and hold team members accountable. Conduct staff meetings and provide ongoing training and development. Foster a positive, professional, and team-oriented work environment. Financial & Administrative Management Assist with preparation and management of the property budget. Monitor rent collections, delinquency, expenses, and financial performance. Review invoices and approve expenses in accordance with company policies. Maintain accurate property records, reports, resident files, and documentation. Prepare and review regular operational and financial reports. Qualifications 2+ years of property management experience preferred. Student housing, multifamily, hospitality, or related experience strongly preferred. Previous supervisory or team-management experience. Strong customer service and communication skills. Excellent organizational and time-management abilities. Comfortable working with property management and leasing software. Strong problem-solving and conflict-resolution skills. Ability to work independently while effectively leading a team. Proficiency with Microsoft Office and/or Google Workspace. Must be able to work a flexible schedule, including occasional evenings and weekends during peak leasing and move-in periods. Pay:
$60,000.00 - $70,000.00 per year
