Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

The Self-Storage Manager is responsible for the day-to-day operations of the company's new self-storage facility located in Apex, NC. This role ensures high occupancy, strong customer satisfaction, and compliance with company policies and procedures. This is a hands-on, customer-facing leadership role that requires someone equally comfortable building tenant relationships as they are managing the back-office and operational details that keep the facility running smoothly. Key Responsibilities Operations & Facility Management Oversee day-to-day facility operations, including opening and closing procedures, property walkthroughs, and ongoing maintenance coordination. Conduct regular inspections to ensure cleanliness, safety, and security standards are consistently maintained. Enforce lease agreements, facility rules, and access policies in a professional and consistent manner. Customer Service & Sales Greet and assist customers in person, by phone, and online; serve as the primary point of contact for tenant inquiries, concerns, and complaints. Lease storage units, process move-ins and move-outs, explain rental terms, and guide customers through the selection process. Promote facility services, insurance options, and unit upgrades to drive occupancy and revenue. Administrative & Financial Duties Process payments, post charges, and manage delinquent accounts; follow collection and lien sale procedures in compliance with applicable state laws. Maintain accurate records, contracts, lease files, and operational reports; prepare daily, weekly, and monthly reporting as required. Marketing & Revenue Optimization Implement pricing strategies and promotions as directed; monitor occupancy trends, rental rates, and local competitor activity. Support local marketing and community outreach efforts to attract new tenants and maintain high occupancy. Security & Compliance Monitor security systems, access controls, and surveillance; respond appropriately to emergencies or security incidents. Ensure compliance with company standards, safety policies, and all applicable legal requirements. People Management Train, schedule, and supervise assistant managers or on-site staff as applicable; hold team members accountable to performance expectations and company policies. Qualifications 2+ years of experience in customer service, retail, sales, or property management; self-storage or real estate experience strongly preferred. High school diploma or equivalent required; Associate's or Bachelor's degree a plus. Strong sales instincts with the ability to convert inquiries into leases and identify upsell opportunities. Excellent communication and interpersonal skills; able to handle difficult tenant situations with professionalism and composure. Highly organized with the ability to manage multiple priorities independently in a fast-paced environment. Proficiency with standard office tools; experience with property management software a plus. Must be able to learn new systems quickly. Comfortable working Saturdays and occasional holidays as required by facility operations. Basic maintenance knowledge and ability to walk the property, climb stairs, and perform light physical tasks as needed. Pay:
$40,000.00 - $55,000.00 per year
