Job Description

Fortify Properties is seeking an experienced, organized, and results-driven Senior Property Manager to oversee the operations and performance of multiple manufactured/mobile home communities in the Fayetteville, NC area. This is a hands-on leadership role responsible for property operations, resident relations, leasing and occupancy, collections, maintenance coordination, vendor management, financial performance, and compliance. The ideal candidate is comfortable managing multiple communities, working independently, solving problems, and holding employees and vendors accountable. Responsibilities Oversee daily operations and overall performance of multiple mobile home communities. Maximize occupancy, revenue, collections, and overall property profitability. Manage rent, term payments, delinquent accounts, deposits, and resident ledgers. Prepare and deliver appropriate notices and coordinate eviction processes as required. Manage leasing, applications, move-ins, move-outs, renewals, and resident retention. Market and show available homes and lots and facilitate home sales/rent-to-own opportunities when applicable. Build strong relationships with residents and professionally resolve concerns and complaints. Enforce leases, community rules, and company policies consistently. Coordinate maintenance, repairs, make-readies, renovations, and preventative maintenance. Manage contractors and vendors, including scheduling, performance, pricing, and invoices. Conduct regular property inspections and identify opportunities for improvement. Assist with property budgets and monitor financial performance against budget. Prepare accurate property and operational reports and communicate performance to leadership. Monitor key KPIs including occupancy, collections, delinquency, revenue, expenses, maintenance costs, and NOI. Ensure compliance with Fair Housing, ADA, FCRA, North Carolina landlord-tenant requirements, and other applicable laws. Train, support, and hold property-level staff accountable for performance and company standards.
Qualifications Required:
3+ years of property management experience; multi-property experience preferred. Experience with collections, leasing, resident relations, maintenance coordination, and property operations. Strong organizational, communication, problem-solving, and customer service skills. Ability to work independently and manage multiple priorities. Proficiency with Microsoft Office and Google Workspace. Valid driver's license and reliable transportation. Ability to pass a background check and motor vehicle record check.
Preferred :
Manufactured/mobile home community experience. Experience with Rent Manager or similar property management software. Experience with park-owned homes, home sales, or rent-to-own programs. Knowledge of North Carolina landlord-tenant requirements. Property management certification such as CAM or ARM. Bilingual English/Spanish. The Ideal Candidate We are looking for someone who is hands-on, proactive, accountable, financially minded, and comfortable taking ownership. You should be equally comfortable working with residents, vendors, employees, leadership, and ownership while maintaining a strong focus on property performance and community standards.
