Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

We are seeking an experienced and energetic Property Manager for a multi-family community in High Point, NC. The Property Manager is responsible for implementation and oversight of the property's management plan. The Property Manager will also be responsible for leasing activities at the property and as such should be very strong in this domain. This will be a new property we are aquiring so you will be able to get in from the start! What would make you a great fit for this position? As a successful property manager, you would come to this position with strong working knowledge of maintenance, leasing and collections and resident retention operations, all delivered with a proactive customer service focus that balances the property's operations with creating the best experiences for our current and prospective residents. Daily operations in property management combine scheduled tasks with unexpected issues that require immediate attention. You should be the kind of active problem solver who looks past the immediate solution to an issue to uncover the root causes of challenges, discovering long lasting solutions. By your side you will have a team of professionals to support you and your success in this role, including hands-on owners.
JOB RESPONSIBILITIES INCLUDE
Maintenance, Operations & Capital Expenditures Supervise the service team, ensuring that all service requests are handled appropriately and in a timely manner Regularly inspect grounds, building exteriors and common areas recording deficiencies and take corrective action Ensure proper communication with residents regarding open work orders When necessary, send notices of violation or vacate order to non-compliant residents Ensure proper response and handling of all community concerns, issues and emergencies with staff, residents, buildings, etc. Leasing & Marketing Ensure property is rented to fullest capacity Work with team to develop and utilize marketing strategies to secure prospective residents Monitor and analyze traffic, conversion ratios, renewal information, marketing data, etc. Ensure all application and lease paperwork are completed and accurate in accordance with company policy Finance Ensure that all rents and late fees/additional charges are collected, posted and deposited daily Collect on delinquent accounts including timely rent court action filings Customer Service Respond to residents concerns or requests in a timely manner seeking to resolve inquires in a satisfactory manner to the best of your ability
EXPERIENCE
Multi-family management: 4 years minimum preferred. Appfolio knowledge a plus Bilingual in Spansih a plus
