Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Position Summary We are seeking a motivated and experienced Multifamily Portfolio Property Manager to oversee the operations, financial performance, and resident experience of a portfolio of small multifamily communities. This role is responsible for implementing strategic initiatives, optimizing asset performance, maintaining high occupancy levels, and ensuring service excellence across multiple properties. The ideal candidate is a results-driven property management professional with strong financial acumen, exceptional leadership skills, and a passion for creating positive resident experiences. This position works closely with property owners, residents, and vendors to ensure operational efficiency, regulatory compliance, and portfolio growth. Key Responsibilities Oversee the daily operations of assigned multifamily communities to maximize resident satisfaction and property performance. Develop and implement effective leasing, marketing, and resident retention strategies to maintain high occupancy levels and optimize rental income. Manage operating budgets and financial performance, ensuring revenue and expense goals are achieved. Prepare monthly owner reports and maintain accurate records related to property operations and financial performance. Supervise vendor and contract services repair activities to ensure communities are well maintained and operating efficiently. Conduct regular property inspections, including move-in, move-out, and common area safety inspections. Ensure timely resolution of resident concerns and maintain a high standard of customer service. Establish and maintain productive relationships with vendors and contractors to ensure quality services and cost-effective operations. Maintain compliance with all local, state, and federal laws, including Fair Housing regulations and company policies.
Requirements:
Qualifications Minimum of three (3) years of multifamily property management experience. Strong knowledge of multifamily property management principles, industry best practices, and applicable regulations. Demonstrated experience with budgeting, financial reporting, and operational performance management. Proficiency in property management software and Microsoft Office Suite. Excellent communication, leadership, and interpersonal skills. Strong organizational skills with exceptional attention to detail. Effective problem-solving and decision-making abilities. Ability to work independently and collaboratively in a team environment. Commitment to delivering outstanding customer service. Flexibility to work evenings and weekends as business needs require (emergency calls). Current/Active North Carolina Real Estate Broker License required. Why Join Our Team?
