A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

RIZER Management is looking for an energetic, people-focused Property Manager to take ownership of Legacy Bend, one of our premier residential communities in Norfolk, Nebraska. Legacy Bend offers apartments, townhomes, and single-family rental homes along with the amenities residents want: a clubhouse, fitness center, swimming pool, dog parks, green space, and modern homes designed for comfortable living. We need someone who can bring the same level of energy to the resident experience. SIT BEHIND A DESK
" JOB As the Property Manager at Legacy Bend, you'll be the face of the community. You'll build relationships with residents, give tours that make prospective residents excited to move in, keep leasing activity moving, coordinate with maintenance, stay on top of the details, and make sure the property looks and operates the way it should. One minute you may be welcoming a future resident for a tour. The next, you're solving a resident concern, reviewing availability, coordinating a turnover, following up on a lead, or planning something fun for the community. You own the experience.
WHAT YOU'LL DO
Create an exceptional experience for current and prospective residents Lead leasing efforts, including inquiries, tours, applications, move-ins, renewals, and move-outs Build relationships and create a strong sense of community at Legacy Bend Stay focused on occupancy, retention, and leasing goals Market available homes and follow up with prospective residents Coordinate closely with maintenance to keep work orders, turnovers, and property needs moving Conduct property inspections and help ensure Legacy Bend always shows beautifully Communicate clearly and professionally with residents, prospects, and team members Handle resident questions and concerns with confidence, empathy, and good judgment Maintain accurate records, documentation, and property management systems Support rent collection and other day-to-day property operations Follow Fair Housing requirements and RIZER policies and procedures Look for ways to make the property, the process, and the resident experience better
