Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

Commercial Real Estate Property ManagerPosition Summary We are seeking an experienced and motivated Commercial Real Estate Property Manager to oversee the day-to-day operations of a portfolio of commercial properties. The ideal candidate will be responsible for maintaining property performance, managing tenant and client relationships, coordinating maintenance and capital improvements, and ensuring exceptional service while protecting the value of each asset. Key Responsibilities Conduct regular inspections of assigned commercial properties, including occasional evening inspections, to evaluate property conditions, identify maintenance needs, and monitor vendor performance. Coordinate routine maintenance and repairs within budget guidelines; obtain bids and submit recommendations for larger projects requiring approval. Serve as the primary point of contact for third-party property owners and clients. Manage vendor relationships, obtain competitive bids, issue purchase orders, and oversee contracted work. Prepare monthly property reports and client updates in accordance with management agreements. Respond promptly to tenant requests and resolve property-related concerns while maintaining strong tenant relationships. Coordinate lease-related matters, including lease assignments, license agreements, sign agreements, CAM inquiries, and tenant communications. Manage all property utility services, including electric, gas, water, and sewer accounts. Oversee vacant spaces by coordinating inspections, lock changes, condition reports, utility transfers, cleaning, leasing signage, and routine vacancy inspections. Assist with the preparation of annual operating budgets and monitor property expenses. Review and approve property-related invoices and operating expenses. Collaborate with leasing, construction, accounting, collections, and risk management teams to ensure efficient property operations. Support property marketing initiatives, including seasonal decorations and promotional activities when needed. Attend planning board meetings, municipal hearings, or other public meetings as required. Supervise on-site maintenance and property personnel, when applicable. Represent the company in tenant disputes, legal proceedings, or liability matters as needed. Perform additional duties assigned by the Vice President of Property Management. Qualifications Experience managing commercial real estate properties. Strong knowledge of building operations, maintenance coordination, vendor management, and budgeting. Excellent communication and customer service skills. Ability to manage multiple properties and prioritize competing deadlines. Proficient in Microsoft Office; experience with property management software is a plus. Valid driver's license and reliable transportation required.
