This opportunity is available because the current Property Manager was promoted to Assistant Regional Manager —a great example of the organization's commitment to developing and promoting its leaders. You'll oversee approximately 323 units , all located within Paterson, consisting of family, senior, scattered-site, garden-style, and townhome communities. This is a hands-on leadership opportunity with light local travel between properties and support from administrative, leasing, and maintenance personnel. What You'll Lead Oversee daily operations across multiple affordable housing communities Lead and develop administrative, leasing, and maintenance teams Drive occupancy, leasing, renewals, rent collections, and delinquency performance Ensure compliance with LIHTC, HUD, Public Housing, Fair Housing, and subsidy requirements Manage recertifications, waitlists, resident files, and compliance documentation Oversee budgets, accounts payable, expenses, and overall financial performance Conduct property inspections and maintain inspection-ready communities Manage maintenance operations, work orders, preventive maintenance, and unit turns Oversee vendor relationships and service performance Build strong resident and community relationships Identify opportunities to improve operational efficiency, resident satisfaction, and financial performance What We're Looking For 3+ years of progressive Property Management experience Strong Affordable Housing experience required LIHTC Certification required Knowledge of HUD, subsidy, and affordable housing programs Multi-site or portfolio management experience strongly preferred Strong understanding of compliance, recertifications, occupancy, and collections Proven team leadership experience Strong financial and budgeting capabilities Excellent organizational, communication, and problem-solving skills RealPage OneSite experience preferred Ability to travel locally between Paterson communities Compensation & Benefits $95,000
