Job Overview We are seeking eligible Community Managers and Maintenance Superintendents to join our dynamic property management team. Each role has specific responsibilities at the respective site(s) related to the daily operations of residential communities, ensuring exceptional living experiences for residents while maintaining the property's value and compliance. Community Manager Duties Oversee day-to-day property operations, including leasing, rent collection, and resident relations to maximize occupancy and revenue. Manage lease or rental agreement processes, ensuring accuracy and compliance with legal standards such as landlord-tenant law and Fair Housing regulations. Supervise property maintenance activities, coordinating repairs, facilities management, and preventative upkeep to maintain property standards. Lead and motivate a team of staff members, providing training in property management tools like Yardi and OneSite, while fostering a collaborative work environment. Handle conflict management effectively by addressing resident concerns promptly and professionally to uphold a positive community atmosphere. Maintain accurate records through data entry, filing, and reporting using Microsoft Office and property management software; ensure all documentation complies with legal requirements. Conduct regular inspections to ensure safety standards are met and that the property remains attractive to current and prospective residents. Requirements Proven experience in property management or real estate administrative roles with a focus on LIHTC or Section 8 housing programs. Strong knowledge of landlord-tenant law, Fair Housing regulations, contracts, lease management, and Section 8 policies. Demonstrated ability to manage teams effectively with excellent customer service, negotiation skills, and conflict resolution capabilities. Proficiency in property management tools such as Yardi, OneSite, Microsoft Office Suite, client relationship management systems, and facilities management platforms. Experience in budgeting, upselling rental units or services, and handling lease or rental agreements with attention to detail. Excellent communication skills with professional phone etiquette; ability to handle client inquiries confidently. Ability to perform physical tasks related to facilities management and property maintenance; valid driver's license preferred.
Maintenance Superintendent Duties :
Apartment Turnovers:
Attend to and complete all apartment turnovers in a time-efficient manner. Assess apartment condition as part of any recertifications, regular inspections and/or following move-out, as appropriate, so that additional projects associated with the apartment based on its condition can be assessed and time for turnover can be estimated.
Regular Maintenance:
Maintain, repair and improve the building by accurately and promptly completing work orders, following regular maintenance schedules, investigating and researching solutions to problems, and by being proactive versus reactive (i.e., performing regular inspections of the entire property).
Cleaning/Custodial:
Provide regular cleaning to all parts of the property, including community areas, entrances, restrooms and any outside facilities. Establish routine cleaning schedules, which include floor care, general cleaning, trash removal, dusting and vacuuming, and sanitization. Please note that you may be authorized to utilize an outside vendor or Live-in Maintenance technician to perform some or all of these duties as pre-approved by the Community Manager.
Building Safety:
Protect and oversee the physical safety of the building and all persons associated therewith.
On-Call:
Serve as part of a rotating weekend on-call schedule, as scheduled by the Community Manager. When on call, will be considered on-duty from Friday at 4:00 p.m. through Monday at 7:00 a.m. (as adjusted, as needed, at specific properties) and shall be within 30 minutes of the property if not going to be onsite at any time during the scheduled on-call shift.
