We are seeking a dependable, hardworking Property Manager to maintain residential and commercial properties. This is a hands-on position for someone who enjoys solving problems, working outdoors, and performing a variety of maintenance tasks. Key Responsibilities Maintain all property grounds, including mowing grass, trimming, weed control, leaf and debris removal, landscaping, and general property cleanup. Keep lawns, walkways, parking areas, entrances, drainage areas, and other exterior spaces clean and well maintained. Perform or coordinate snow removal from driveways, parking lots, sidewalks, entrances, and other designated areas. Apply salt or ice-melting materials as necessary and monitor the property for hazardous icy conditions. Prepare equipment and supplies in advance of snow events and ensure snow-removal equipment is properly maintained. Regularly inspect buildings and grounds to identify maintenance needs, damage, safety concerns, leaks, deterioration, or other problems. Perform routine repairs and maintenance, including minor carpentry, drywall, painting, plumbing, electrical, doors, locks, hardware, flooring, and other general building repairs within the manager's capabilities. Respond promptly to maintenance requests and urgent property issues. Perform preventive maintenance and identify problems before they develop into larger or more expensive repairs. Maintain and inspect property equipment, tools, outdoor lighting, drainage systems, gutters, downspouts, and other building components. Coordinate qualified outside contractors for repairs or specialized work that cannot reasonably be completed in-house. Obtain estimates when appropriate and monitor contractors to ensure work is completed properly and economically. Maintain basic records of repairs, maintenance activities, inspections, contractor work, and significant property issues. Monitor the overall appearance and condition of the property and take initiative to address items requiring attention. Maintain tools, lawn equipment, snow-removal equipment, and maintenance supplies in good working condition. Assist with seasonal property preparation, including spring cleanup, fall cleanup, winterization, and preparation for snow season. Maintain the property with an emphasis on safety, cleanliness, appearance, preventive maintenance, and cost-effective repairs .
