Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

$110,000 - $120,000 base, with room above $120,000 for candidates holding a relevant certification (CPM, CSM, or similar) A well-established, family-owned real estate development and property management firm based in Downtown Flushing, Queens is hiring a Property Manager to run its operating portfolio of two properties, located one block apart and one block from the main office. The firm has spent decades developing and managing large-scale mixed-use projects throughout the borough. The portfolio includes a mixed-use property with residential condominiums, medical and professional offices, retail, and a branded hotel, along with a 12-story office condominium building occupied primarily by medical and legal tenants with a retail component. Responsibilities Develop and manage annual operating budgets for the portfolio Review and analyze budget variances, income and expense, and capital expenditures against each site's operational and financial status Manage, bid, and negotiate service contracts Supervise day-to-day property operations, including tenant relations and vendor management Coordinate with tenants on daily operations and lease compliance Conduct periodic site visits to oversee site control and maintenance programs; ensure adherence to insurance and lender requirements Evaluate property conditions and recommend capital improvements to preserve and increase property value Develop and support the on-site property management field team Monitor NYC building and fire code compliance across the portfolio and mitigate risk Oversee preventive and corrective maintenance, tracking timeliness and work close-outs Work alongside the property management office team (compliance, assistant property manager, administrator) and each building's on-site staff covering portering, security, concierge, and engineering Serve as a point of contact for emergencies, backed by 24/7 on-site coverage and multiple levels of escalation Required Qualifications 3-4 years of experience in commercial and/or residential property management Bachelor's degree Familiarity with NYC Building Department and FDNY codes and regulations Ability to read, analyze, and interpret complex documents, including leases and contracts Strong written and verbal communication skills Proficiency with Microsoft Office Available for full-time, in-person work, five days a week, based in Flushing, Queens Willing and able to respond to after-hours emergencies as needed Preferred Hands-on building operations experience, including basic familiarity with HVAC systems and elevators Experience with retail properties and managing service contractors Bilingual in English and Mandarin or Cantonese CPM (Certified Property Manager), CSM (Certified Shopping Center Manager), or working toward a similar designation Residency in Queens Compensation $110,000 - $120,000 base salary, commensurate with experience Additional compensation above $120,000 considered for candidates with relevant certifications or designations This is a confidential search.
