Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

Overview We are seeking a proactive and detail-oriented Compliance Specialist specializing in Property Management to join our dedicated team. In this vital role, you will ensure that property operations adhere to all relevant federal, state, and local regulations, including Fair Housing laws, Housing and Urban Development (HUD) guidelines, LIHTC (Low-Income Housing Tax Credit), and Section 8 housing assistance programs. Your expertise will support the integrity of our housing initiatives while fostering a safe, compliant environment for residents and staff alike. This position offers an exciting opportunity to make a meaningful impact on underserved communities by ensuring ethical and legal standards are upheld across all property management activities. Key Responsibilities Review commercial and residential lease documentation on a monthly basis to ensure compliance withcompany policy, lease terms, and applicable landlord-tenant law Develop, document, and maintain Standard Operating Procedures (SOPs) for lease compliance review acrossboth commercial and residential portfolios Identify compliance gaps or risks in existing lease documentation and recommend corrective action Serve as the internal point of contact for compliance-related questions from property management staff Conduct periodic risk analysis related to lease terms, tenant obligations, and portfolio exposure Support ad hoc analyst work related to portfolio performance and risk as needed Escalate significant legal or compliance concerns to the VP of Property Management or outside counsel as appropriate Stay current on relevant NY State and local landlord-tenant regulations affecting mixed-use, commercial, and residential leasing Monitor ongoing compliance with Low-Income Housing Tax Credit (LIHTC) program requirements for the applicable property, including tenant income certifications, rent restriction limits, and annual recertification deadlines Qualifications 4-6+ years of experience in property management, lease administration, real estate paralegal work, or compliance within a real estate-adjacent field Strong working knowledge of commercial lease structures (CAM charges, escalations, renewal terms) and residential landlord-tenant law NYS Real Estate License Demonstrated experience building or improving processes and SOPs independently Excellent attention to detail; this role requires close, methodical review of lease documentation Strong written communication skills for documenting procedures and flagging issues clearly Comfortable working independently with a high degree of autonomy and sound judgment about when to escalate Bachelor's degree preferred; paralegal certificate, real estate license, or related credential a plus Basic proficiency in Excel or similar tools for analyst and risk work Familiarity with Low-Income Housing Tax Credit (LIHTC) compliance requirements, including income certification and rent restriction rules, preferred Join us to help uphold the highest standards of compliance while supporting vulnerable populations through dedicated social work principles! $65,000.00 - $78,000.00 per year
