No About the Opportunity Alpha Property Management is seeking an experienced Property Manager to oversee Six Nations, a managed apartment community located in Utica, NY Alpha Property Management manages approximately 2,500 conventional and affordable multifamily housing units throughout the United States and Puerto Rico. The Property Manager is responsible for the overall day-to-day operation and performance of the property, including resident relations, occupancy, rent collection, maintenance oversight, staff supervision, compliance, budgeting, and financial reporting. Qualifications Prior property management experience and knowledge of Fair Housing laws and regulations are required Three to five years of management experience preferred Experience with Affordable Housing, Project-Based Section 8, or Low-Income Housing Tax Credit programs is a plus Certified Occupancy Specialist certification preferred Yardi Property Management software experience is a plus Proficiency with Microsoft Office and general computer technology is required Excellent written and verbal communication skills Strong organizational, leadership, and problem-solving abilities Must possess a valid NY driver's license and company-required automobile insurance Essential Duties and Responsibilities Oversee the daily operations and overall performance of the property Maintain a safe, welcoming, and exceptional living environment for residents Address resident questions, concerns, and lease-related matters professionally and promptly Conduct daily property inspections and periodic unit inspections Process applicant qualifications, rental applications, leases, renewals, and other required documentation Collect rent and issue appropriate notices related to delinquent payments, rent increases, lease violations, and other infractions Greet prospective residents, conduct property and unit tours, and follow up on all leads Oversee occupancy, move-ins, move-outs, vacancies, and unit-turn activities Complete scheduled move-in and move-out inspections Coordinate with maintenance staff to ensure work orders, repairs, preventive maintenance, and unit turns are completed on time Regularly review maintenance inventory, supplies, equipment, and tool requirements Communicate regularly with the Regional Manager and Compliance Manager regarding pending items, ongoing projects, operational concerns, and property performance Partner with Human Resources on hiring, payroll, benefits, workers' compensation, leaves of absence, employee relations, performance reviews, and disciplinary matters Supervise, train, and support property staff Ensure employees understand and comply with company policies, procedures, and mandatory training requirements Work with the Accounting Department and Regional Manager to prepare budgets, forecasts, and monthly variance analyses Process cash receipts and vendor invoices accurately and promptly Manage vendor relationships, including service coordination, negotiations, meetings, contracts, and performance Maintain accurate property, resident, financial, and personnel records Prepare and submit required reports in accordance with company policies and applicable regulations Ensure the property office has the necessary technology, equipment, supplies, and furniture Identify property maintenance needs and communicate them to the appropriate staff Perform additional duties as assigned verbally or in writing Supervisory Responsibilities This position supervises on-site property personnel and reports directly to the Regional Manager.
