A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

ABOUT THE POSITION
Own the physical health of a portfolio of properties. As a Property Services Manager (PSM), you'll run the maintenance, repairs, and projects across your assigned properties — deciding what gets done, who does it, and to what standard. If you're skilled in the trades, know how to hold a vendor to a scope and a schedule, and take pride in a property that's cared for the right way, this is a role where your judgment drives real outcomes for owners and residents.
This is a field-first job:
you'll spend about 65% of your time on-site at properties and 35% in your home office. You won't do it alone — you'll be paired with an Assistant Property Services Manager (APSM) who reports jointly to you and the company, and who handles estimates, process, and coordination with owners, tenants, and vendors so you can focus on the work that needs your expertise. You'll help lead and develop that person as part of running your pod.
Compensation:
$80,000 -100,000 per year, based on experience. Generous PTO, paid holidays, healthcare reimbursement.
WHAT YOU'LL DO
Own maintenance, repairs, and projects across your assigned properties from diagnosis to sign-off Source, schedule, and quality-control vendors and contractors — and hold them to scope, budget, and timeline Inspect properties and units to catch maintenance needs before they become emergencies Oversee unit turns and deliver rent-ready properties on schedule Respond to urgent and emergency issues with sound judgment, escalating when appropriate Keep properties compliant with safety standards and local codes Maintain accurate records and keep the property management system current Partner with owners on maintenance planning, budgeting, and capital-project execution

Turns are completed on time and to a rent-ready standard, with minimal callbacks Emergencies are handled fast and communicated clearly Vendors deliver quality work on budget, and your portfolio's costs stay in line Owners trust that their properties are in good hands — and it shows in retention
REQUIRED QUALIFICATIONS
3+ years of hands-on property maintenance or turnover experience Strong working knowledge of HVAC, plumbing, electrical, and general maintenance Experience supporting the service needs of single-family and/or multi-family properties Demonstrated project management or project leadership, with the ability to prioritize time and resources Reliable transportation and a valid driver's license Strong problem-solving and organizational skills Clear, professional communication Ability to work independently and take ownership of results
DESIRED QUALIFICATIONS
Experience supporting multi-property or mixed-use portfolios Familiarity with Rentvine, Aptly, or similar PM systems Experience with capital projects or large repairs Prior work in a growing or scaling property management company EquityTeam is an equal opportunity employer.
