Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Property Manager to oversee the day-to-day operations of residential properties. The Property Manager will be responsible for resident relations, leasing, rent collection, property compliance, inspections, documentation, and overall property operations. This position will work closely with our maintenance team to ensure work orders, repairs, unit turns, and property concerns are addressed properly and in a timely manner. TrueNorth is a growing company, and we are looking for someone interested in growing with us. As our company and property management portfolio continue to expand, there will be ongoing opportunities for increased responsibility and advancement into higher-level management positions. Key Responsibilities Oversee the daily operations of assigned residential properties Maintain professional relationships with residents, applicants, vendors, maintenance personnel, and company management Maintain complete and accurate resident, leasing, compliance, and property files Show available units, process applications, and screen prospective residents Complete tenant certifications, income verification, and required recertifications Maintain compliance with applicable HUD, LIHTC, Fair Housing, and other affordable-housing requirements Collect and accurately record rent payments and monitor resident account balances Prepare late notices, notices to pay rent, lease-related correspondence, and other required resident communications Address resident concerns professionally and work toward timely resolution Work with management regarding lease violations, delinquent accounts, and legal proceedings when necessary Conduct and coordinate property and unit inspections and maintain required inspection documentation Receive, document, prioritize, and follow up on resident maintenance requests Work directly with the maintenance team to ensure repairs and work orders are completed properly and within appropriate timeframes Monitor outstanding work orders and follow through until issues are resolved Coordinate unit turns with maintenance to ensure vacant units are repaired, cleaned, inspected, and ready for occupancy as quickly as possible Perform follow-up inspections when necessary to verify satisfactory completion of maintenance and repairs Promptly communicate urgent maintenance, health, and safety concerns to appropriate personnel Regularly monitor the overall condition and appearance of assigned properties Maintain accurate records of property activities and prepare required weekly and monthly reports Assist with property budgets, purchasing, and expense monitoring as required Prepare for and assist with HUD, LIHTC, management, and other required inspections and audits Maintain confidentiality of resident and company information Perform additional property-management responsibilities as assigned Qualifications Minimum 1 year of property management experience preferred HUD and/or LIHTC affordable-housing experience strongly preferred Experience completing tenant certifications, recertifications, and income verification preferred Knowledge of Fair Housing requirements Strong resident-relations and problem-solving abilities Ability to effectively coordinate and follow up with maintenance personnel Excellent organizational and time-management skills Strong attention to detail and documentation Ability to manage multiple properties, priorities, deadlines, resident concerns, and work orders Strong written and verbal communication skills Proficiency with Microsoft Word, Excel, Outlook, and general computer applications Experience with RealPage OneSite, Yardi, or similar property-management software preferred High school diploma or equivalent required Valid driver's license and reliable transportation for travel between assigned properties as necessary What We're Looking For We are looking for someone who takes ownership of the properties they manage. Submitting a maintenance request is only the beginning — our Property Manager is expected to follow through with the maintenance team, communicate with residents when appropriate, monitor outstanding issues, and ensure that repairs and concerns are actually resolved. The successful candidate will be comfortable balancing resident satisfaction, property conditions, occupancy, compliance requirements, and the financial interests of the property. Compensation & Advancement Pay is based on experience, with consideration given to previous property-management experience, HUD/LIHTC knowledge, industry certifications, and the candidate's ability to independently manage assigned properties.
