A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Maybe you've spent a few years in multifamily or apartment management and decided the constant churn, after-hours surprises, resident drama, vendor wrangling and "quick questions" that somehow turn into 45-minute conversations are no longer your favorite part of the job. But you still know your stuff. You know Fair Housing. You can read a lease without developing an eye twitch. You can spot a missing signature, bad date or incomplete application even before your first cup of coffee. You know that "the AC isn't working" could mean a failed compressor, a tripped breaker, a dirty filter—or someone trying to cool the house to 62 degrees in August with the back door open. You can follow a paper trail, manage a deadline, calm down a frustrated resident, explain something to an owner, chase down a vendor and somehow still remember that one application is missing a pay stub. Sound familiar? Those skills are needed at Restoration. (but without the residual PMPTSD) Restoration Management is a single-family residential property management firm, and we're looking for an experienced property management professional to join our office team. Single-family management isn't necessarily easier than multifamily—it's just a 2nd cousin once-removed in the same slightly dysfunctional family tree. The properties are spread out, every owner has different priorities, every house has its own quirks, and there is no maintenance supervisor conveniently stationed 40 feet away. The fundamentals, however, are very familiar: leasing workflows, Fair Housing, contract details, timely communication, maintenance troubleshooting, documentation, follow-up, deadline management and solving small issues before they become expensive problems. Our team works together in the office answering owner questions, communicating with tenants (i.e. feral cats), coordinating and training vendors, processing applications, preparing leases and documents, managing workflows, troubleshooting maintenance issues and occasionally explaining—very professionally—why a maintenance request cannot be solved by " just sending somebody over ." If you've accumulated years of property management skills, experience, stories, drama and perhaps a modest amount of professional trauma, we'd like to help you put all of it to good use in a slightly less chaotic environment! We want someone who understands property management because they've actually lived it (and somehow survived to tell the tale.) Bring your experience. We'll introduce you to the single-family side of the family.
Pay:
$19.00 - $21.00 per hour Expected hours: 30.0 - 40.0 per week
