Frequent travel throughout Oklahoma required About the Position We are seeking an experienced Regional Property Manager to oversee the daily operations and performance of several apartment communities throughout Oklahoma. This position will supervise and support Site Managers, ensure properties remain in compliance with applicable program requirements, and maintain high standards for property condition, occupancy, resident service, and overall operations. The ideal candidate is organized, dependable, detail-oriented, and comfortable managing multiple properties and priorities. Responsibilities Supervise, coach, and hold Site Managers accountable for completing their responsibilities. Conduct quarterly inspections of assigned properties, including units, common areas, buildings, and grounds. Prepare properties for and participate in NSPIRE, HUD, Rural Development, Tax Credit, and other funding agency inspections . Identify inspection deficiencies and ensure corrections are completed timely. Follow up and verify that corrective work has actually been completed. Monitor property compliance, certifications, resident files, occupancy, collections, and required reports. Monitor maintenance, work orders, contractors, vendors, and overall property condition. Assist Site Managers with resident concerns, compliance issues, maintenance problems, and other escalated matters. Monitor occupancy and leasing activity and assist properties with maintaining strong occupancy. Review property expenses and promote cost-effective operations. Identify deferred maintenance, capital improvement needs, and other property concerns. Provide training, guidance, and ongoing support to Site Managers. Maintain regular communication with management regarding property performance and significant concerns. Travel regularly between assigned properties throughout Oklahoma. Qualifications Property management experience required; multi-property or supervisory experience preferred. Experience with HUD, Rural Development, Tax Credit, or other affordable housing programs preferred. Knowledge of Fair Housing requirements. Familiarity with NSPIRE inspections preferred. Strong organizational and communication skills. Ability to manage multiple properties and competing priorities. Strong attention to detail and follow-through. Ability to supervise, train, and hold employees accountable. Ability to work independently and make sound decisions. Valid driver's license and reliable transportation required.
