Full Job Description Job Description:
Ned Baker Real Estate is a Real Estate and Property Management firm in Salem, OR. We currently manage over 900 units in the Willamette Valley; mainly single family homes. We are a small, family-owned business with under ten employees. We are searching for a Property Manager to join our team.
Job Purpose/Summary:
Responsible for providing leadership and direction to all property management staff. Provides excellent customer service and has a knack for sales to bring in new clients and properties. This position maintains direct contact with both tenants and property owners and requires a friendly demeanor, outstanding time management skills, and someone who is observant and detail oriented.
Property Manager Duties:
Supervises all property management staff. Maintains knowledge and awareness of property competition and other market conditions affecting leasing. Meets with potential new owners to provide information regarding NBRE's property management services. Signs management agreements and all other documentation pertaining to the completion of new owner/property files. Files court documents for eviction and attends scheduled court hearings as landlord's representative. Monitors NBRE-tenant and NBRE-owner relations and mediates disputes when necessary. Inspects units for move-in condition and security checks on vacant properties, as needed. Processes move-out inspections, as needed. Posts and removes signs and lock boxes, as needed. Remains current and compliant with policies and laws affecting the marketing and leasing of the property, including Ned Baker Real Estate's rental and management agreements, Landlord/Tenant laws, Fair Housing laws, Lead-Based Paint rules and other applicable laws/rules. Communicates with property owner to initiate rent increases on a regular basis. Conduct inspections with local Housing Authorities and City Inspectors, as needed. Discuss tenant violations found during the inspection with the tenant and tactfully re-educate tenant of conditions they had agreed on when they signed the rental agreement, as needed. Send notices of correction to tenants and follow-up to ensure remedies have been made, as needed. Takes maintenance calls/emails and works to resolve them, as needed. Other tasks as requested by the Principal Broker.
Skills/Qualifications:
Excellent customer service; good salesperson; outstanding leadership skills; positive attitude; ability to multi-task and prioritize tasks appropriately; disposition towards being pro-active; problem solver; superior time management; impeccable attendance; independent worker; 10-key by touch; Microsoft Word/Excel. Bilingual is preferred but not required.
Requirements:
Licensed real estate broker or property manager in the State of Oregon No less than 5 years of experience as an off-site
