A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Property Management supports a profitable business by ensuring that assets are well-maintained and functional, and services are completed on time while minimizing vendor cost. Property Management (PM) maintains physical assets and mitigates excess spending to ensure that our store teams can focus on serving our guests without distraction. PM also supports remodel efforts, executes new project sets and enables efficient front of store and backroom operations to delight our guests. The role of a Property Management Lead can provide you with the skills and experience of : Identifyingand safely executing preventive and corrective maintenance on all building assets and equipment Completing work within compliance standards and Target guidelines Working with vendors and influencingtimelycompletion of their work Influencing store team to ensure project work aligns with PM priorities and financial goals Working with Plumbing, HVAC, Refrigeration, Life Safety Power Systems and Electrical equipment Understandingrepair versus replace and managing cost As a Property Management Lead no two days are ever the same, but a typical day will most likely include the following responsibilities: Consistently deliver guest experience commitments to create an Easy, Inspiring and Friendly guest experience. Ensures every team member understands, is trained, and consistentlydelivers onTarget's guest experience commitmentsand consistent operations. Actively observes and provides feedback, holding team members accountable while recognizing great guest experience moments. Reviews area guest, financial, and team outcome metrics toidentifyopportunities,takes action to improve, andaligns team on the right behaviors and execution, celebrates wins, drives results that deliver outcomes and elevates the guest experience. Utilize technology(e.g.Mobile Device, AI)to create, troubleshoot,prioritize,andsafelycomplete work orders. Perform preventive maintenance on building assets and equipment,including Plumbing, HVAC, Refrigeration, Life Safety Power Systems and Electrical. Followappropriate safetyprocedures and training, use Personal Protective Equipment (PPE)and ensure a safe work environment byidentifyingand correcting equipment safety hazards. Teach and train store team to follow safety procedures. Identifyand perform corrective maintenance on building assets. Inform and engage the store leadership team (including new leaders) on property management workload priorities, and share impacts of store processes on asset care,maintenanceand functionality. Lead anddemonstratea culture of executing all best practices as outlined within team onboarding and learning; help close skill gaps through development,coachingand team interactions. WithProperty Management Business Partnerguidance,evaluate store brand and ensure assets and vendor performance meets maintenanceand functionalitystandards. Assistinexecutingspecial projects, remodelsandsupportPMassetsandservice strategies in partnershipwithstoreteam. Ensure internal and external work orders are completedsafely andefficiently;vendors are accountableto do thesameforworkorders assigned/routed to them. Assist in managing emergency situations as needed in partnership with store and field leaders. But , there are a few skills you should have from the get-go: High School diploma or equivalent Must be 18 years of age or older 1+yearsof technical education preferred in some of the following areas: electrical, mechanical, carpentry, HVAC or plumbing and/or experience working in any of the following areas: basic door repair, HVAC filter changing, carpentry, power equipment/mechanicalrepairand basic equipment troubleshooting Basic technical skills andgeneral experienceworking with property assetsrequired Proficiencyin operating power tools, HVAC, wet/dryvacuumand other poweredequipment Strong skills in managing vendor relationships, ensuring accountability, and achieving quality service results Effective communication skills and the ability to use technologyand multiple communication devices Manage workload and prioritize tasks independentlyand provide support to store team Abilityto remain focused and composed in a fast-paced environment andaccomplishmultiple tasks within establishedtimeframes We are an awesome place to work and care about our teams, so we want to make sure we are clear on a few more basics that we expect: Climb up and down ladders Scan,handleand move merchandise efficiently and safely, includingfrequentlylifting or moving merchandise up to 40 poundswithout theassistanceof others.
