A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description
- Oversee the daily operation and appearance of the property.
- Along with our maintenance team Conduct inspections of buildings, apartments, common areas, grounds, amenities, and other property facilities.
- Identify maintenance, safety, cleanliness, and repair issues and ensure they are addressed promptly.
- Coordinate with maintenance personnel, contractors, vendors, and service providers.
- Along with our maintenance supervisor, Obtain estimates and coordinate scheduling for repairs, projects, and preventative maintenance.
- Monitor the quality and completion of work performed by vendors and contractors.
- Maintain appropriate records of inspections, repairs, work orders, and property-related activities.
- Respond to emergencies and resident concerns in a timely and professional manner. Leasing & Resident Relations
- Respond to inquiries from prospective residents and schedule property tours.
- Show available apartments and explain rental terms, policies, amenities, and community features.
- Process rental applications and coordinate move-ins and move-outs.
- Prepare and administer leases, renewals, notices, and other resident communications.
- Maintain accurate records of leases, deposits, rent, notices, and resident information.
- Address resident questions, complaints, and concerns professionally and consistently.
- Enforce lease terms, community rules, and property policies fairly and consistently.
- Coordinate apartment turnover with our maintenance team. Rent & Financial Administration
- Monitor rent collections and follow up on outstanding balances.
- Process and maintain records of rent payments, security deposits, fees, credits, and other resident charges.
- Prepare invoices and documentation as needed.
- Process all invoices generated by the property and assure they are paid in a timely fashion.
- Assist with budgeting, expense tracking, and monitoring property operating costs.
- Review vendor invoices for accuracy before submission for payment.
- Maintain organized financial and property records.
- Provide management/ownership with regular reports regarding occupancy, collections, expenses, maintenance, and other property matters. Compliance & Risk Management
- Maintain compliance with applicable federal, state, and local housing laws and regulations.
- Promote a safe environment for residents, visitors, employees, and vendors.
- Handle resident matters consistently, fairly, and professionally. Staff & Vendor Coordination
- Coordinate and communicate with maintenance staff.
- Establish priorities for maintenance and property-related work.
- Maintain relationships with reliable service providers and obtain competitive pricing when appropriate.
- Ensure vendors follow property requirements and complete work satisfactorily. Marketing & Occupancy
- Monitor vacancies and assist with maintaining strong occupancy.
- Coordinate advertising and marketing of available apartments.
- Maintain accurate availability information.
- Review market conditions and competitor pricing when appropriate.
- Recommend leasing strategies, pricing adjustments, and promotions to ownership/management. Qualifications
- Previous property management, residential leasing, real estate, hospitality, or related experience preferred.
- Strong organizational and administrative skills.
- Excellent written and verbal communication skills.
- Ability to handle multiple priorities and work independently.
- Strong customer service and problem-solving skills.
- Professional, dependable, and responsive.
- Ability to communicate effectively with residents, vendors, contractors, and ownership.
- Basic understanding of property maintenance and building systems.
- Proficiency with email, Microsoft Office, property management software, and other standard office technology.
- Ability to maintain confidentiality and handle sensitive financial and resident information appropriately. Physical Requirements
- Ability to walk the property and conduct regular inspections.
- Ability to climb stairs and access apartments, common areas, mechanical areas, and grounds as needed.
- Ability to occasionally lift or carry supplies and materials.
- Ability to respond to property emergencies when necessary.
