Negotiation Full Job Description Property Manager Job Description Job Summary:
The Property Manager has the full responsibility of directly managing daily oversight and operations at assigned industrial commercial portfolio. This position's primary function is to streamline necessary property management tasks, maximize asset value, ensure the portfolio is operating in line with the owner's goals and objectives, and tenant satisfaction. Tasks may also include maintaining property rentals, coordinating with leasing agents for filing vacancies, enforcing leases, overseeing maintenance and construction projects and securing premises.
Location:
Remote, but must reside in Charleston, SC - with the expectation to visit the property for multiple hours a day 3 days a week Job Functions include: Manage all aspects of assigned properties related to tenant compliance, unit occupancy, maintenance, emergencies, repairs, upgrades, etc. Management and communication with all tenants and leasing agents related to occupancy, payment, maintenance, documentation, legal requirements and reporting, etc. Oversee and coordinate construction, tenant improvement, renovation, and capital improvement projects, including contractor coordination, permitting, inspections, code/ordinance compliance, scheduling, and project closeout. Assist with immediate property maintenance needs and repairs when necessary to maintain property operations, appearance, safety, and tenant satisfaction. Establish and maintain a strong, positive, productive relationship with clients, tenants, vendors, and contractors. Assist collection of rent on a monthly basis, handle late payments in a timely manner, and prepare monthly financial reports. Assist collection of receivable accounts, handle operating expenses, and approve invoices as necessary. Develop and manage annual budget by forecasting requirements, reconciliation and analyzing variances, data and trends for senior management and ownership approval. Communicate all high level budgetary, property status, maintenance and reports as needed by COFE Property Management, LLC Oversee properties' personnel, vendors and contractors, and assess its performance On-site and available at the assigned property(ies) and COFE meetings as needed Other duties as assigned

Experience in Microsoft Office Suite Yardi Expertise Management of service and leasing contracts Strong understanding of financial reporting (including variances and budgeting) Strong working knowledge of commercial construction, tenant improvements, building systems, and construction project coordination. Knowledgeable in local permitting processes, building codes, zoning requirements, municipal ordinances, inspections, and other regulatory requirements affecting commercial properties. Ability to coordinate with contractors, architects, engineers, inspectors, municipalities, and other authorities having jurisdiction to ensure projects and properties remain compliant.
