May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.
Full-Time Lead. Develop. Perform. Vergence Multifamily is seeking an experienced Regional Manager to oversee the operations and performance of a portfolio of eight conventional multifamily communities. This position is ideal for a results-driven leader who understands how to strengthen property performance, develop successful onsite teams, improve occupancy and collections, and maintain strong operational and financial controls across a diverse portfolio. The Regional Manager will serve as the primary leader and resource for onsite teams while ensuring each community meets ownership expectations, company standards, and established financial and operational goals. Regular travel throughout the assigned portfolio is required. Responsibilities Provide leadership and operational oversight for a portfolio of eight conventional multifamily communities. Direct, coach, and support Property Managers and onsite teams to achieve occupancy, revenue, delinquency, resident satisfaction, and operational goals. Conduct regular property visits to evaluate team performance, leasing activity, curb appeal, maintenance operations, resident experience, and overall asset condition. Analyze property performance through financial reports, occupancy reports, leasing trends, delinquency reports, market surveys, and other key performance indicators. Develop and implement action plans for communities that are not meeting established operational or financial goals. Drive leasing and marketing performance by evaluating traffic, lead management, conversion rates, pricing, concessions, renewal strategies, and competitive market conditions. Oversee annual budgets, monthly financial performance, expense controls, capital projects, forecasting, and variance reporting. Partner with ownership and company leadership to provide clear, accurate, and timely updates regarding property performance, staffing, risks, and strategic priorities. Recruit, train, coach, and develop high-performing onsite teams while promoting accountability, professional growth, and succession planning. Assist with staffing decisions, performance management, employee development, and corrective action when necessary. Monitor rent collections, delinquency, bad debt, lease enforcement, renewals, and resident retention strategies. Ensure communities maintain strong curb appeal, market-ready apartments, quality maintenance standards, and timely completion of service requests and unit turns. Review and approve invoices, vendor proposals, contracts, property expenditures, and operational purchases within established authority levels. Develop and maintain productive relationships with vendors, contractors, ownership representatives, and other business partners. Ensure compliance with Fair Housing laws, landlord-tenant regulations, company policies, lease requirements, safety standards, and all applicable federal, state, and local regulations. Support property transitions, acquisitions, operational improvements, and other special projects as assigned. Utilize OneSite or similar property management software to monitor portfolio operations, reporting, leasing activity, resident accounts, and financial performance. Qualifications Previous multifamily Regional Manager experience required. Proven experience overseeing multiple conventional multifamily communities. Demonstrated success improving occupancy, collections, revenue, expense control, resident satisfaction, and overall property performance. Strong leadership, coaching, team-building, and performance-management skills. Advanced knowledge of multifamily operations, leasing, marketing, maintenance, budgeting, financial reporting, and asset performance. Experience developing and managing property budgets, forecasts, financial reports, and variance explanations. Strong working knowledge of Fair Housing regulations, landlord-tenant laws, lease enforcement, and multifamily compliance requirements. Experience with OneSite or similar property management software preferred. Excellent written and verbal communication skills. Strong analytical, organizational, decision-making, and problem-solving abilities. Ability to manage competing priorities and remain effective in a fast-paced, results-oriented environment. Ability to work independently in a remote setting while remaining accessible and responsive to onsite teams and company leadership. Valid driver's license, reliable transportation, and the ability to travel regularly throughout the assigned portfolio are required. Ability to occasionally travel overnight based on portfolio needs.
