Multi-Family Community Manager Lugoff, SC Full-Time We're looking for an experienced, customer-focused Community Manager to lead the daily operations of one of our apartment communities. This role is ideal for a motivated leader who enjoys creating exceptional resident experiences and driving property performance. As the Community Manager, you'll oversee all aspects of property operations, including leasing, financial performance, maintenance coordination, resident satisfaction, marketing, and team leadership. You'll work closely with your Regional Property Manager to ensure the community operates efficiently while maintaining high standards of service and curb appeal. What You'll Do Oversee the day-to-day operations of the apartment community. Maintain exceptional curb appeal through daily property inspections. Coordinate with maintenance staff and vendors to ensure timely completion of service requests and apartment turns. Respond to property emergencies and ensure resident safety. Leasing & Occupancy Lead leasing efforts to maximize occupancy and revenue. Support and coach the leasing team to achieve leasing goals. Review rental applications and ensure compliance with company policies. Monitor occupancy, traffic, renewals, and leasing performance. Team Leadership Recruit, train, coach, and develop onsite team members. Conduct employee performance evaluations and provide ongoing feedback. Schedule staff coverage, including after-hours responsibilities. Foster a positive, professional, and collaborative work environment. Resident Experience Deliver outstanding customer service and build positive resident relationships. Oversee move-ins, move-outs, lease renewals, and resident retention programs. Manage rent collections, delinquency, notices, and eviction processes. Plan and coordinate resident events and community engagement activities. Financial & Administrative Management Manage community budgets and monitor expenses. Prepare daily bank deposits and maintain accurate financial records. Process invoices, payroll approvals, and required reports. Maintain resident files and ensure compliance with company policies and fair housing regulations. Assist in preparing the annual operating budget. Marketing Execute marketing strategies that generate qualified traffic. Monitor market trends and competitor pricing. Oversee community advertising and promotional efforts. Recommend strategies to increase occupancy and resident retention. What We're Looking For Previous experience managing an apartment community or multifamily property. Strong leadership and team management skills. Proven leasing and sales experience. Knowledge of property management software (OneSite experience preferred). Excellent communication, customer service, and conflict resolution skills. Strong financial and budgeting abilities. Ability to prioritize multiple responsibilities in a fast-paced environment. Working knowledge of Fair Housing laws and property management best practices.
