Johnson City, Tennessee | Full-Time We are looking for a hands-on, organized Property Manager to take ownership of the daily operations of a multifamily community in Johnson City, TN. This role is ideal for someone who enjoys balancing resident relationships, leasing performance, financial responsibility, compliance, and the practical realities of running a property. The Property Manager will serve as a key point of contact for residents, vendors, prospective residents, and internal leadership. The successful candidate should be comfortable working independently, making sound decisions, and keeping the property operating efficiently and professionally. What You'll Be Responsible For Community Operations Take the lead on the property's day-to-day operations, ensuring that the community is maintained to a high standard and that priorities are addressed promptly. Leasing & Occupancy Drive leasing activity through property tours, prospect follow-up, application processing, lease execution, renewals, move-ins, and move-outs. Monitor occupancy and leasing trends and adjust priorities as needed to support property performance. Resident Experience Build strong relationships with residents and respond to questions, concerns, and requests in a professional and timely manner. Help create a community where residents want to stay. Property Performance Monitor collections, expenses, invoices, delinquency, and other operational measures. Work toward established financial and occupancy goals while maintaining appropriate controls over property spending. Marketing & Retention Keep the community competitive by staying informed about local rental trends, competing properties, pricing, and available amenities. Recommend marketing and retention strategies that support occupancy and resident satisfaction. Maintenance & Vendors Coordinate with maintenance personnel and outside contractors to ensure work orders, preventative maintenance, turns, repairs, and larger projects are handled appropriately. Follow up to ensure work is completed properly and within expected timelines. Compliance & Documentation Maintain accurate property records and ensure operations remain compliant with applicable federal, state, and local requirements, including Fair Housing and applicable affordable housing requirements. Administrative Oversight Complete required reporting, documentation, resident files, inspections, scheduling, and other administrative responsibilities necessary to keep the property running smoothly. Travel between two properties may occasionally be required based on business needs. What We're Looking For At least 1 year of multifamily property management or leasing experience LIHTC and conventional housing experience preferred Strong understanding of leasing, resident relations, collections, and property operations Comfortable working with property management software and Microsoft Office ResMan experience is a plus, but not required Strong written and verbal communication skills Ability to prioritise competing responsibilities and work independently High school diploma or equivalent required; college degree is a plus CAM certification is preferred Valid U.S. driver's license Must be legally authorised to work in the United States Successful completion of required background screening and drug screening Schedule This is a full-time, on-site position. The standard schedule is Monday through Friday, 8:00 a.m. to 5:00 p.m. Occasional evenings, weekends, or on-call responsibilities may be required depending on property and business needs.
Compensation Starting salary:
$45,000 annually , with final compensation determined based on experience, qualifications, and applicable skills.
