Job Description

Position Overview:
DGE Investments is an owner managed property management company looking for a Community Director to help run an apartment community located in Corpus Christi, TX. Under the direction of the Area Manager and the Portfolio Director, the Community Director is responsible for overseeing the day-to-day operations of the apartment community to ensure its smooth functioning and profitability. This role involves managing staff, handling resident relations, ensuring compliance with property regulations, and implementing strategies to maintain and enhance the community's reputation and occupancy rates.
Key Responsibilities:
Community Management:
Oversee the daily operations of the apartment community, including leasing, maintenance, and resident services. Develop and implement policies and procedures to ensure efficient property management and high resident satisfaction. Address and resolve resident complaints, issues, and maintenance requests in a timely and professional manner.
Staff Supervision:
Recruit, train, and manage staff members, including leasing agents, maintenance personnel, and administrative support.
Financial Management:
Manage the community budget, including tracking expenses and revenue, and ensuring financial targets are met. Oversee rent collection, account reconciliation, and financial reporting. Implement cost-effective measures to maximize profitability while maintaining property standards.
Leasing and Marketing:
Develop and execute marketing strategies to attract new residents and maintain high occupancy rates. Conduct property tours, handle lease agreements, and ensure a smooth move-in process for new residents. Monitor market trends and adjust pricing and promotional strategies as needed.
Maintenance Oversight:
Ensure that all maintenance and repair requests are handled promptly and effectively. Implement preventive maintenance programs and ensure the property is maintained in excellent condition. Coordinate with vendors and contractors for major repairs and renovations.
Compliance and Safety:
Ensure compliance with all local, state, and federal regulations, including fair housing laws and building codes. Maintain safety protocols and procedures to ensure the well-being of residents and staff. Conduct regular property inspections and manage risk management activities.
Community Engagement:
Develop and maintain good relationships with residents, addressing their needs and concerns effectively. Encourage resident feedback and use it to improve community services and amenities.
Qualifications:
Proven experience in property management, with a strong track record of successful community management. Excellent leadership, interpersonal, and communication skills. Strong organizational and problem-solving abilities. Proficiency in property management software and Microsoft Office Suite. Experience with AppFolio preferred. Knowledge of relevant laws and regulations related to property management and fair housing.
