Experienced Property Manager We are seeking a highly experienced Property Manager to assist with the management and oversight of a privately owned real estate portfolio throughout the Dallas-Fort Worth area. This is a hands-on property management position for someone who is comfortable visiting properties, identifying maintenance and repair issues, coordinating contractors and vendors, communicating with tenants, and reporting directly to ownership. The ideal candidate will have extensive property management experience along with strong practical knowledge of property maintenance, construction, tools, and common building trades. We are looking for someone who can recognize problems, determine what type of contractor or repair is needed, evaluate the quality of completed work, and help ensure properties are maintained properly.

Responsibilities include:

Conduct regular property inspections and site visits Identify maintenance, repair, safety, and property-condition issues Coordinate and supervise contractors, handymen, maintenance personnel, and vendors Obtain and review estimates and repair bids Monitor ongoing work and verify that repairs are completed properly Communicate with tenants regarding maintenance and property-related matters Coordinate make-ready work and property turnovers Monitor vacant properties and properties undergoing repairs Take photographs and prepare updates regarding property conditions Maintain organized records of repairs, contractors, vendors, and outstanding issues Help prioritize repairs and maintenance expenditures Communicate regularly with ownership regarding property conditions and ongoing projects

Qualifications:

Extensive property management experience required 20+ years of property management or closely related real estate experience strongly preferred Strong knowledge of residential property maintenance and repairs Practical familiarity with plumbing, electrical, HVAC, roofing, carpentry, flooring, painting, landscaping, and general construction Ability to recognize repair problems and determine when a qualified or licensed professional is required Experience supervising contractors, vendors, and maintenance personnel Ability to evaluate the quality and completion of repair work Strong organizational, communication, and problem-solving skills Dependable, responsible, and capable of working independently Reliable transportation and valid driver's license required Comfortable using a smartphone, text messaging, email, photographs, and basic electronic documents

Position Details:

Part-time, ongoing position Approximately 15-20 hours per week, depending on property needs Flexible schedule Frequent travel to properties throughout the Dallas-Fort Worth area

Compensation:

$2,500 per month This is primarily a property management and property-oversight position , not a handyman position. The Property Manager will not be expected to personally perform licensed electrical, plumbing, HVAC, or other specialized work. However, substantial practical knowledge of construction, repairs, tools, and building trades is highly desirable.
