$300/month for up to 6 hours of work per month, then $35/hour for additional time. About the Role Private owner of 8-10 residential rental properties Grapevine and HEB area is seeking a reliable, organized, and responsive part-time Property Coordinator to help oversee day-to-day property needs. This is a long-term, flexible position with a relatively light workload during most of the year, with higher activity during leasing season, particularly in the summer. The ideal candidate has experience with residential rentals, property management, vendor coordination and is comfortable working independently. Responsibilities Coordinate routine maintenance and repairs with approved contractors and vendors. Communicate with tenants regarding maintenance scheduling and property-related logistics. Visit properties when needed to assess issues, meet vendors, verify completed work, and provide photos/updates to the owner. Help obtain and organize repair estimates for owner review. Track maintenance issues, warranties, service records, and other property information. Assist with move-in and move-out coordination. Conduct periodic property walkthroughs and report issues to the owner. Show available rental homes to prospective tenants, particularly during the summer leasing season, when legally permitted. Coordinate showing schedules and provide basic factual information about available properties. Qualifications Dependable, responsive, organized, and comfortable managing multiple small tasks. Strong communication skills with tenants, vendors, and the owner. Reliable transportation and ability to travel to properties throughout Tarrant County. Residential property-management, leasing, real-estate, or landlord experience preferred. Active TREC license strongly preferred. Schedule Approximately 50-100 hours per year overall. Most months are expected to require only a few hours, although summer leasing periods may require additional availability. Work is flexible and largely self-scheduled, but responsiveness to time-sensitive maintenance issues and showing requests is important.
