Full-Time Position Overview The Trails on Jackson Apartments is seeking an experienced, motivated, and highly organized Property Manager to oversee the day-to-day operations of our multifamily community in Pharr, Texas. The ideal candidate is a strong leader with excellent customer service, leasing, financial, and operational skills. This position requires someone who takes ownership of the property's performance, leads by example, maintains accountability among the onsite team, and is committed to providing an exceptional living experience for our residents. The Property Manager will be responsible for the overall performance of the community, including leasing and occupancy, resident relations, collections, financial performance, staff supervision, property appearance, maintenance coordination, reporting, and compliance with company policies. Key Responsibilities Oversee all daily operations of the property and ensure the community is operating efficiently and professionally. Lead, supervise, train, and hold onsite team members accountable for their responsibilities and performance. Maintain a strong focus on occupancy, leasing activity, renewals, resident retention, and overall property performance. Monitor traffic, applications, move-ins, move-outs, notices, renewals, and availability. Ensure leasing files, resident records, and property information are complete, accurate, and properly maintained. Review delinquency reports and actively manage rent collections, payment arrangements, notices, and other collection efforts in accordance with company policy and applicable requirements. Provide excellent customer service and respond promptly and professionally to resident concerns. Conduct regular property inspections to ensure the community, amenities, grounds, vacant units, and common areas are maintained to company standards. Work closely with the maintenance team to monitor service requests, make-ready units, preventive maintenance, vendor work, and property needs. Review and approve invoices and ensure expenses are properly documented and within approved budgets. Monitor property income and expenses and assist with meeting established financial and NOI goals. Prepare and submit required operational, leasing, financial, and management reports accurately and on time. Review market conditions and competing communities to remain knowledgeable of rental rates, concessions, occupancy, and local trends. Assist with marketing efforts, outreach, resident events, and strategies designed to increase traffic and occupancy. Ensure compliance with Fair Housing requirements, company policies, lease requirements, and applicable federal, state, and local regulations. Maintain consistent communication with Corporate Management regarding property performance, staffing, resident concerns, maintenance issues, and other operational matters. Perform additional duties as needed to support the successful operation of the community. Qualifications Previous multifamily property management experience required . Previous experience supervising and developing an onsite property management team. Strong knowledge of leasing, collections, renewals, resident relations, and multifamily operations. Experience reviewing property financials, budgets, expenses, and performance reports. Strong leadership skills with the ability to establish expectations and maintain accountability. Excellent verbal and written communication skills. Strong organizational and time-management skills with close attention to detail. Ability to prioritize multiple responsibilities and meet required deadlines. Professional and customer-service-focused approach when working with residents, prospects, vendors, and team members. Comfortable working with property management software and standard office technology. AppFolio experience is preferred. Knowledge of Fair Housing regulations and general multifamily housing requirements. Must be dependable, professional, and able to work independently while maintaining consistent communication with Corporate Management. Schedule Full-Time Schedule may include occasional Saturdays or additional hours based on property needs, leasing activity, emergencies, or special events. Pay:
$48,000.00 - $50,000.00 per year
