The Property Management Manager is a hands-on leadership role responsible for the day-to-day operations and performance of Keyrenter Central Texas. This person leads the team while remaining actively involved with properties, owners, residents, vendors, maintenance, and inspections. The Operations Manager handles the administrative side of property management, including leases, documentation, and routine administrative processes. The Property Management Manager focuses on people, properties, maintenance, relationships, problem-solving, and overall performance.
RESPONSIBILITIES
Leadership & Operations Lead the day-to-day operations of Keyrenter Central Texas Support team accountability and performance Establish priorities, goals, and performance expectations Monitor company and portfolio performance Ensure property management operations and administrative processes work effectively together Identify problems and take action to resolve them Improve processes and overall operational efficiency Property Management Maintain a strong understanding of the properties within the portfolio Conduct property inspections as needed Oversee property turnovers and make-ready projects Visit properties to evaluate condition, maintenance concerns, and other issues Ensure properties are being properly maintained and managed Step in directly when property issues require leadership or additional attention Maintenance & Vendors Oversee maintenance requests from issue through completion Review open and aging maintenance requests Evaluate maintenance concerns and determine appropriate next steps Meet vendors and contractors at properties when needed Review estimates and communicate significant repairs with owners Ensure vendors provide quality, timely, and cost-effective service Inspect completed work when necessary Manage owner expenses responsibly Owner & Resident Relations Build and maintain strong relationships with property owners Meet with current and prospective owners as needed Communicate with owners regarding their properties, maintenance, leasing, and other concerns Handle escalated owner issues Meet with residents when needed to resolve property, maintenance, or lease-related concerns Ensure owners and residents receive professional and timely service AppFolio & Performance Maintain or quickly develop a strong working knowledge of AppFolio Use AppFolio regularly to monitor properties, maintenance, leasing, owners, residents, and team activity Review reports and KPIs to identify issues and opportunities Ensure the team is using AppFolio and company processes consistently Monitor key metrics including occupancy, vacancy, renewals, delinquency, maintenance, owner retention, and portfolio growth
REQUIRED QUALIFICATIONS
5+ years of property management or related real estate operations experience preferred Leadership or supervisory experience Strong knowledge of residential property management, maintenance, inspections, leasing, and owner relations AppFolio experience preferred, or ability to quickly become proficient Comfortable working both in the office and in the field Strong communication and problem-solving skills Organized, accountable, and able to manage multiple priorities Strong customer service and relationship-building skills Reliable transportation Texas Real Estate License preferred
