Complex Manager

Job Description

Job Summary Work closely with applicants and current residents. Perform a wide variety of property management and office duties. Must be proficient with computers.
Minimum typing/word processing requirement:

Work hours:
Mon - Thur 7:30 a.m. - 5:30 p.m. and 8 a.m. to 12 noon on Friday
DUTIES AND RESPONSIBILITIES
The following Complex Manager duties are performed in an accurate and timely manner: Accept and process applications by verifying eligibility and suitability for housing. Maintain waiting and transfer lists. Initiate and perform lease agreements, new resident briefings, and unit inspections. Process interim and annual certification for changes in household composition/rent calculation. Enforce lease and community policies. Collect rent, process account balance notices, and serve evictions. Negotiate payment agreements. Process maintenance work requests. Process utility and service billing statements. Process account adjustments/rent receipts. Maintain accounts receivable logs. Maintain/monitor occupancy standards at properties. Monitor/maintain property appearance. Handle resident relations. Prepare miscellaneous reports. Other duties as required. Employees must be familiar with all applicable government and monitoring regulations applicable to their properties and CTHC policies, which are pertinent to the housing management function, and must be able, with guidance from the Housing Manager, to correctly interpret these documents and apply them in the workplace. Employees must successfully complete applicable certification course(s) within 12 months of employment. Employees must be familiar with all phases of CTHC computer operations, to include word processing, database management, spreadsheet management, and Yardi software. Employee must be able to maintain accurate records and be able to complete day-to-day tasks with minimal supervision.
EDUCATION/SKILLS
Employees must have a two-year degree from an accredited college that relates to the functions of this position or work-related experience. Employee must be able to type 35 wpm and proficiently use a computer, calculator, and other office equipment. Employee must project a pleasant demeanor with residents, possess organizational skills, exercise mature judgment, and demonstrate the ability to work as part of a team through good communication skills and flexibility.
PHYSICAL REQUIREMENTS
Employees must be able to stand for long periods, climb stairs, kneel, stoop, lift up to 20 lbs, and walk as required to complete housing inspections. The employee is also required to sit for extended periods of time and use the computer.
OTHER REQUIREMENTS
Employees must possess a valid Class C driver's license and have a driving record that will meet the requirements of the CTHC auto insurance company.
