We are seeking a dependable, customer-focused Resident Self-Storage Facility Manager to oversee the day-to-day operations of an established self-storage facility in the Chesterfield County area. This is a full-time, salaried position that includes a 3-bedroom, 2-bathroom, approximately 1,800-square-foot on-site residence as part of the compensation package. The selected manager is required to reside on the property. The ideal candidate is reliable, organized, comfortable working independently, computer literate, and genuinely enjoys working with customers. Self-storage experience is helpful but not required for a candidate with strong customer service, administrative, or property-management experience. Responsibilities Manage the day-to-day operations of the self-storage facility Provide professional, friendly customer service to current and prospective tenants Rent storage units, prepare rental agreements, and maintain accurate tenant records Accept and process customer payments Manage delinquent accounts, collections, and required account follow-up Assist with lien and auction processes as required Answer phones and respond to customer questions, concerns, and complaints Perform routine property and unit inspections Maintain cleanliness and appearance of the office, property, and available storage units Perform or coordinate minor maintenance and property needs Monitor gates, access systems, security measures, and general property conditions Complete bank deposits and maintain accurate transaction records Monitor inventory and order office and facility supplies as needed Coordinate with vendors, contractors, and management when property repairs or services are required Use property-management and other computer systems for rentals, payments, account management, reporting, and daily administrative tasks Communicate promptly with management regarding customer, property, security, maintenance, or operational concerns Perform other duties necessary for the efficient operation of the facility Schedule The facility is open seven days a week from 9:00 a.m. to 6:00 p.m. The manager does not work every day the facility is open and receives approximately 10 scheduled days off per month. The position requires schedule flexibility based on facility staffing and operational needs. Qualifications High school diploma or equivalent required Previous customer service, retail, office administration, property management, or similar experience preferred Strong customer service and interpersonal skills Dependable and able to work independently with minimal supervision Strong verbal and written communication skills Comfortable using computers and learning property-management software Strong organizational and time-management skills Ability to manage multiple priorities and follow established procedures Dependable means of transportation required Ability to maintain accurate financial, customer, and operational records Professional demeanor and sound judgment when handling customer or property issues Employment Requirements Employment is contingent upon successful completion of a background check and drug screening .
