A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Responsibilities & Duties:
Compliance & Leasing:
Abides by and enforces the Fair Housing Laws. Actively participates in the leasing of the property while striving for quality residency.
Financial Management:
Oversees the financial activities of the property. Handles banking duties. Collects rents. Issues 14-Day Notices and manages evictions. Oversees the preparation of financial reports. Participates in annual budget preparation. Approves and submits invoices. Processes payroll.
Resident Relations & Retention:
Troubleshoots resident problems. Encourages resident renewals. Encourages a positive resident relations attitude (by word and deed). Aggressively works on resident retention through positive resident relationships.
Property Management & Maintenance Coordination:
Inspects property to ensure quality. Prioritizes the work of subordinates. Acts as liaison with outside contractors. Oversees building repairs to ensure timely completion. Coordinates maintenance requests with the Maintenance Supervisor. Manages apartment turnover with the Maintenance Supervisor. Supervises the security function for the protection of residents.
Team Leadership:
Hires and disciplines employees.
Compliance & Administration:
Oversees file compliance. Manages recertifications of LIHTC and/or Tax-exempt Bonded properties. Attends scheduled corporate meetings.
Marketing:
Oversees marketing/outreach marketing. Manages social media marketing.
Qualifications & Skills:
LIHTC property management
SUPERVISORY
experience. Proven ability to motivate staff and communicate effectively. Excellent problem-solving skills. Strong listening skills. Effective deductive reasoning skills. Ability to empathize with residents and staff while still enforcing community rules and policies. Knowledgeable regarding property management, federal, state, and local laws Demonstrated ability to work effectively with Common Microsoft software applications and Resman property management software. Bi-lingual (a plus, but not required).
