May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Summary A Property Manager opportunity is available for a 125-unit residential community in Franklin, VA. This temp-to-hire role is ideal for a dependable property management professional with tax credit, Project-Based Section 8, and Yardi Breeze experience who enjoys working closely with residents, maintenance teams, vendors, and corporate partners. This onsite Property Manager role offers a stable Monday through Friday schedule and the opportunity to become an important part of a community-focused housing environment. The right candidate will bring strong communication skills, a willingness to learn, and a genuine commitment to supporting residents and building positive relationships. This is a busy office setting where teamwork, follow-through, and a service-minded approach are highly valued. Key Responsibilities
  • Manage daily operations for a 125-unit residential property, including resident support, office coordination, and community communications.
  • Oversee tax credit and Project-Based Section 8 processes, including rent calculations and annual recertifications.
  • Communicate with tenants, maintenance staff, vendors, suppliers, and corporate office contacts to support smooth property operations.
  • Coordinate housing support needs, maintenance requests, vendor follow-up, and resident inquiries in a timely and professional manner.
  • Maintain accurate resident records, compliance documentation, and property management system updates using Yardi Breeze.
  • Build positive relationships with residents and team members while supporting a professional, community-centered property environment. Compensation and Benefits
  • Pay:
    $55,000 to $57,000 per year, depending on experience.
  • Schedule:
    Monday through Friday, 8:00 AM to 4:30 PM.
  • Job type: Temp-to-hire.
  • Work location: Onsite in Franklin, VA.
