A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

Our multi-family complex is seeking an Property Manager for 180 units that are Tax Credit (LIHTC) in the Petersburg, VA area. As a key member of our team, you will oversee the day-to-day operations, complete and provide Program Reporting to all partners and county, and ensure the highest level of service to our residents. Responsibilities included, but are not limited to:
  • Manage initial certifications, recertifications, move-ins, interims, terminations, and other compliance processes, without supervision or an assistant
  • Engage with tenants to collect necessary documents for all property requirements.
  • Verify income/rent limits and utility allowances to maintain compliance.
  • Inspect the property on a regular basis at least quarterly inside the units, and at least 3 times a week to ensure curb appeal.
  • Perform leasing duties to market the property and fill vacancies within 20 days.
  • Compile contractor quotes for extensive work that may be needed
Qualifications:
  • 3+ years of experience in LIHTC compliance is essential.
  • Strong background in real estate administrative tasks and facilities management.
  • 3+ years proficiency in OneSite software
  • Ability to negotiate effectively and handle sales inquiries professionally and within fair housing guidelines Waitlist Management
  • Excellent phone etiquette skills for tenant interactions.
  • Experience with data entry and attention to detail in documentation.
